fuck Peaceit's like a safety school for dumb people that only apply to safety schools
6/28/2013 9:14:53 PM
First they go coed and now they're land grabbers.
6/28/2013 9:26:37 PM
what kind of problem are we talking about here?
6/28/2013 9:28:16 PM
It's basically not knowing what Peace is going to do with the land now.http://www.wral.com/peace-university-signs-deal-to-buy-seaboard-station/12610130/

Is it just me or if that place is so damn successful, how could they afford to buy it? It seems to me they would want to preserve the business district. Seems important to "student life". Perhaps they will build something in the parking lot, like a parking deck on the lower levels and campus buildings on top.[Edited on June 28, 2013 at 9:50 PM. Reason : ?]

Owner took on a ton of debt turning it into retail and it sat empty/had a lot of turnover for the first few years.BTW, Peace is only buying the two buildings with J Betski's/18 Seaboard and Ace Hardware. Logan's owns their building and the front building belongs to York. ]
6/28/2013 9:48:15 PM
Regardless of how well the tenant businesses are doing, "Seaboard Station" has been bankrupt for quite some time.I don't know if the rents are too low (I doubt that, considering a GROCERY STORE couldn't keep up with expenses there) or what, but something caused the property to be in the red.^ That's good to know. Hard as hell to get real details about the situation without digging into property records.[Edited on June 28, 2013 at 9:52 PM. Reason : 33]

OK, that's why I don't understand all the animosity at WPU. If anything, they are saving the place. If they don't save it, it was going down the shitter anyway. So is the building Tyler's is in included or just the one to the west?
6/28/2013 9:57:08 PM
To be fair the grocery store was a local startup that completely sucked. I'd also be willing to bet that the bigger spots like Tyler's and Phydeaux got sweet deals on 10 year leases with options in exchange for their paying for upfit when the economy wasn't great. Betski's, O2, and Ace have been there since the start, so who knows when they'll be up for negotiation and might get squeezed. It also includes the cleared lot at the back of Seaboard where Peace was previously looking at building housing/apartments.

Apple was ostensibly bankrupt in 1997. Did Apple go down the shitter?
6/28/2013 10:08:08 PM
That's a little dramatic. Maybe WPU is Seaboard's Steve Jobs
6/28/2013 10:11:38 PM
like I said - FUCK PEACEthey're going to let this property wither so tenants go belly up and they can knock it downand replace it with facilities for more fuckwits with subaverage IQs
6/28/2013 10:12:09 PM
NC Republicans endorse plan to raze seaboard station.
6/30/2013 11:41:31 PM
You fellas sure do get upset over what other people choose to do on their private property.
7/1/2013 1:02:06 AM
also, seaboard is a shit hole. let it rot.
7/1/2013 1:27:13 AM
^^ you could say that in pretty much any pro sports thread in Sports Talkwhat's your fucking point?
7/1/2013 7:48:54 AM
Yes but everyone knows that sports are pointless diversions to placate the ignorant masses. That's why I don't bother with them. They suffer enough.

i hope they don't tear it down, i really like that place.it's insane how busy it is on Saturdays... and I was there on a Friday once and had to park in the very back of the Ace lot, there wasn't a single vacant space anywhere else.
7/1/2013 9:35:44 AM
There's plenty of parking downtown.
