Build yourself a nice big dream home and hoers farm. HUGE pine and gum trees, must see to believe. 5 miles from downtown Wilmington, 10 miles from Wrightsville Beach. I'm selling it so I can open a business. 2512 Acorn Branch road. I had the whole thing professionally surveyed in 1998. I have a warranty deed (I own the motherfucker) so no hassles there.Land comes with a free 1967 Dodge Pick-up that runs.
7/25/2012 12:37:22 PM
$500/acre and $100 for the dodge
7/25/2012 12:38:17 PM
hhahahaha forgot to put price. the tax value on it is $177,000 so I am going to shoot for a sale of $250,000.also, it's by the Wilmington International Airport. it's off to the side though so no aircraft fly directly overhead. (no noise)Oh and there is an old historic grocery store on the corner. It's on the national register of historic places. And there is an old-timey horse and buggy club actoss the road so you get to enjoy the clippitty-clop of horses on the weekends.
7/25/2012 12:42:52 PM
i've always heard that tax value is (usually) around 80% market value, so that's closer to $221-222kcould also be the case like my friends' place where their tax value was HIGHER than their market value, so there's thatnot that i care, as i'm obviously not actually in the market and wish you the best of luck...just throwing it out there
7/25/2012 12:48:22 PM
Well the tax value gets reassessed about every 8-10 years or so and is just based on acreage. The market value fluctuates a lot within this time frame. This land has some very large pines (4+ feet in diameter) and dozens of large sweet gum trees (2-3 feet in diameter) that aren't reflected in the tax value. I'd say they increase it's value for a residential buyer about 50%.The zoning is Airport-Residential. This means there will never be any more than 1 single family residence per acre in the whole area. That is GREAT for someone building a dream home. There will never be any condos or apartment complexes popping up next door.
7/25/2012 12:58:11 PM
[until it's rezoned]
7/25/2012 1:02:08 PM
it won't get rezoned ever. they don't let lots of people live near airports. if it ever does get rezoned, it will be to Industrial 1. then it will be worth a LOT more.
7/25/2012 1:21:27 PM
you could build your laundromat there.
7/25/2012 1:24:58 PM
it's not a good location for a laundromat.
7/25/2012 2:20:51 PM
7/25/2012 4:59:10 PM
i mean like right beside the runway, where a plane could veer off and divide by zero.
7/25/2012 5:01:34 PM
So the land has airplanes flying over it all the time?
7/25/2012 5:35:52 PM
can i put a hangar there? or how about a heliport?
7/25/2012 7:09:30 PM
nonoononononon restricted airspace. u can't even build bldgs above the treeline.
7/26/2012 12:02:30 AM
I wonder if it was big enough for me to build my gun range, and building for my cars, and business.interesting.
7/26/2012 7:36:19 AM
it's going to be under water in, like, 10 years or something
7/26/2012 9:51:36 AM
7/26/2012 11:00:00 AM
i hadn't bothered to google it...but yeah, i don't see how you CAN'T hear them
7/26/2012 11:01:32 AM
If there were more valuable trees on the property, I would be interested.Pine and Gum are pretty much worthless
7/26/2012 12:09:16 PM
^ yeah, I lol'd at
7/26/2012 2:24:37 PM
7/26/2012 3:12:52 PM
7/26/2012 3:38:28 PM
hmm very interesting about the rezoning. well if they do rezone the place, it would be a bit more traffic on the road but the land value would go up. Btw, my pines arent slash pines, they're longleaf. they're the kind that made Wilmington worth settling in the first place. and MATURE sweetgums are gorgeous. they're very beautiful with leaves that look like maple. they just don't do well in a yard because the gumdrops r like little landmines for your bare feet. get u some crocs or birks and u fine.
7/26/2012 5:19:32 PM
Pine trees are definitely valuable. That's what all of the eastern nc timber market is made of. Have you never seen the rows & rows of pines on the way to the beach? Lol
7/26/2012 6:16:11 PM
all the timber pines are slash pine and get chopped down WAY before they get as old as mine. These Longleafs are bigger by far than anything I've seen anywhere else in Wilmington. The Sweetgums are mature but not that unusual.oh and BTW. this land has two creeks. A big one in front and a small one in back.
7/27/2012 12:02:46 AM
Pine and Gum are is pretty much worthlessFTFY
7/28/2012 8:23:41 PM
tax value is worthless. why don't you have someone appraise it. also, i think it adds value that your road dead ends in to the airport. some terrorist may give you $texas for that access
7/28/2012 9:58:24 PM
it's very nice and private back in there. Half of the houses in there have horses.appraisal isn't necessary, you can just look at what cleared land in the neighborhood is selling for per acre. it's around $40,000 per acre back in there.[Edited on July 29, 2012 at 3:35 AM. Reason : hgfdjhggf]

7/29/2012 2:09:59 PM

8/1/2012 4:19:02 PM

8/1/2012 4:35:24 PM

8/1/2012 5:31:53 PM

8/1/2012 5:39:47 PM
hhehehe, I'll sell you one of the parcels! there's 3 of em.
8/1/2012 6:30:31 PM
Actually, if there are mature longleaf pines you might not be able to legally cut them down, that's red cockaded woodpecker habitat, it should be professionally surveyed first.Loblolly pines are the main producer for pulp paper, not slash pines. All sorts of natural resource nonsense going on up in here.

8/1/2012 8:16:01 PM
Don't worry. I'm definitely not going to chop down those nice pretty trees. There is enough room to put 4 houses out there without interfering with any of the nicer trees. There are sort of zones in there. There's the Sweetgum zone down where it's wet. (about 20% of the property) Mature Pines up where a house used to be 100 years ago. There is a mix of other trees around. Right smack dab on a property line is a big ole Cypress tree.

to me this looks like the ideal location to erect the wolfweb hall of fame to me
