has a mold problem, yay. I aint even been here a year, the dude i bought it from did not disclose it, as i clearly wouldn't have bought it if he had. I now get to fight the HOA to see whos problem it is to take care of this, since its coming from my ceiling and there is nothing above me but an attic area i don't have access too. I dont know what you mean by type, but the vents are in the ceiling. The HOA says the HVAC is my problem but the mold in the attic or around the vents is due to faulty building, thats not my fault, if there is moisture coming in from the roof

If there is moisture getting into the attic you've got a pretty bad problem that the HOA needs to be on top of before it gets worse. I'd request access to the attic and for someone to show you that there is no problem with mold up there before spending any money on the HVAC system.
