looking to buy a house in raleigh around NCSU, but nothing is on the market that we like.any contractors on TWW that are willing to give sq. ft price estimates if we were to build? or anyone know of any good yet cheap ones around??

I think your biggest challenge is going to be finding land (assuming you don't have a lot already). There is not much land to grab around NCSU.

price per square foot is a reflection of build qualityremember, you get what you pay foryou can hire some half-sober mexicans to build your house for $80 per square foot, but expect your walls to be three inches off square

I recommend A&M Custom Homes he is currently building our house and we do not have any complaints at all. We are building 2200 sqft house in Granville COunty on 1.5acres for 275500, but we went over on the allowances so the house will be more than that. But we pay the overages at the time of ordering. Go to UBuildIt.comYou'd be surprised... they offer consulting services and tell you which subcontractors to hire and you can often build your house and have it appraise for more than your loan. I disagree, our house in Wake county would easily cost $325K. 2200 sqft on 1.5 acres isn't bad at all. Plus you have to consider what the builder puts in the house, ie the quality of material, the amount of brick, stone, siding.

^Yes, our house in g'ville county sold for ~105 PSF three years ago and it was nice but not fancy. 125 is very reasonable for new construction on a bigger lot with more upgrades.

I was thinking about your cost vs. what the house will be worth ($/sq ft) upon completion.But it looks like you're doing ok. I just did a quick check of real estate for sale in Granville Co. and comparable houses (~ 2200 sq ft / 1.5 acres) are going in the neighborhood of $123-$132/sq ft.[Edited on November 30, 2007 at 11:20 AM. I work for a custom home builder and most of our homes range from $125-$140/ft. But we do tend to put a lot of interior trim in them that some builders don't. Price per foot is determined by many things. Anything from what the exterior is composed of (vinyl, hardi, brick, stone, etc) to the shape of the house (ranch, 2-story, is it "boxy" or have a "fancy" roof line), type of floors that are put in, amount of trim, etc.If you have any questions, i'll try and answer them the best I can.

so you're looking for a builder in raleigh?i can probably steer you to one (i work with them on a daily basis)...you can also buy house plans from a catalog.. a lot cheaper than paying an architect, but make sure you get a good set or you'll piss a LOT of people off.[Edited on November 30, 2007 at 5:17 PM.
