What are your views on this area? I know that there was the whole rapist/murderer deal that lived there and there are car break-ins, but pretty much every area for <$800 a month for rent will have a few car break-ins. I am with a roommate and we are trying to find a good 2 bedroom place for less than 800, and this has seemed to be one of the best deals so far.

i have lived here for 3 years. its okay, i havent had trouble with breakins or whatnot, typically dont lock door or house. its not terribly ghetto, but there are some black people who live here if that scares you. i dont think the murderer lived here, only the victim (next door to us).

bottom line: its overpriced, and management is going downhill fast. move on.

it's okay, i guess. it's really secluded and close to lake johnson, which is nice, and the neighborhood is pretty quiet. most of the management seemed fine to me; one of the women that was here when i moved-in was a bitch, but i think she's gone.

i lived there for a while, no major problems, the office drags its feet at fixing things and I've heard they are a bitch about their animal policy (a friend got a dog and went to the office to pay the pet deposit/fee, the person on duty told her not to worry about that, they didn't collect those anymore, six months later they entered apartments checking for animals and made them get rid of the dog or be charged with violating their lease; needless to say they didn't renew their lease which was up later that month).

sylvan park ftw

its cheap, good office/maintenance people

its looks ghettoish, but really it is quiet ALL the time

they just gave the place a serious facelift, new laundromat, free wireless internet

475 for 1 br right now, but going up 50 bucks. i think a 2 br is 550 or 575.

pet fee only 150 (the last time i checked)!!

Notices are promised to be sent out, but never followed through unless repeatedly requested. Honestly, i feel violated, stressed, and frustrated with the so called management. LET ME REITERATE--THE MANAGEMENT IS ABSOLUTELY WORTHLESS AND FOR ALL I CARE, THE CORPORATE PEOPLE ARE AS WELL! Either these complaints are not getting through to corporate, or corporate doesn't care! I have been a respectful and lease abiding tenant for almost 2 1/2 years now, and my concerns to management are always shrugged off. Oh and if you like smelling and walking in dog ---- everywhere, move here"

^^ i find those apt rating websites (for the most part) to be inaccurate a lot. people get mad over one thing then want to make everything about a place look bad. sylvan parks has some bad reviews, but i can tell you that they are just ignorant people ranting.

one thing about sylvan park tho, if you can get an upstairs apt. if you have some noisy or jumping kids that live above you you will def know it. other than that, you pretty much can't beat it.

rent at sylvan park cover water/trash.

If your looking at places near there try the Summit at Avent Ferry. Rent is 750 for a 2 bedroom place and they cover sewer and water. The place isn't really that bad you have access to free out door gas grill's. They provide all the propane for them.
