its kinda like how catching underage drinkers at the football tailgate is a VERY HIGH priority, meanwhile, antonio is break into grandma's car in downtown raleigh. Tyrone is pushing 2lbs of crack off of kent rd. and Larshida is whoring herself off of blount st.

You can't legally choose your renters, yet the city wants to hold landlords accountable for the things their tenants do. I really hope we can get more reasonable people on the city council.

Any landlord with any intelligence will obtain a credit report and background check on their tenants. If you rent to someone without taking those precautions, you shouldn't be landlording.

If you properly screen tenants, you're less likely to end up with a brothel/crack house and/or meth lab on your property. Who cares about some college kids with a keg? If I were a landlord I'd be more concerned about serious crimes happening on my property.

I should have added to my earlier post that landlords in NC can legally enter the property anytime for any reason, without notice. This slumlord cop should have been taking advantage of his right to enter when crime on his property became this serious. Its not that hard to evict people who are blatantly violating the law. The point is, this landlord was knowingly providing refuge for drug and sex crimes, contributing to urban blight. He should be held accountable for his negligence.

No, this is assumed under NC law. There is no law in NC that prohibits landlords from entering anytime.

Look at your lease and I bet there is a clause that specifically reiterates your landlord/property manager's right to enter. Leases put out by the Apartment Association of NC (most common lease author in NC) have it plainly stated.

So yeah, your landlord can legally enter anytime for no reason at all.

If I'm the landlord, I care about what could potentially get in me trouble (i.e. kids with kegs). Let em smoke pot and make meth, I'm not their mother. But if they get me in shit, then that's another story.

A meth lab is about the worst thing that can happen to your property. You'd be better off if it just burned down and you let insurance take care of it.

I just think he missed the point of the thread. There are a lot of people in the NC State area who use the city council to further their agenda. They don't like college students and they push their agenda through the NPO, PROP, etc. We have selectively enforced laws to combat rentals yet the issues that really impact the city are largely ignored.

my uncle owned a state apt and told me otherwise

That's also specifically the reason I got out of my first lease, my landlord thrice entered my apartment without notice or permission 2 times while i wasn't home.

You can run a check credit.
You can do a background check.
You can call previous landlords.
You can pick strategic places to advertise.

But ultimately, if someone that you do not like meets these requirements and wants to rent the place you can't turn them down and find another renter. You'll be tied up in a lawsuit that will make you wish you never put the place up for rent in the first place.

yep, and/or adjust the rent rate.... rather it's a high rate but if you 'qualify' you get massive 'discounts' down to what you really want to rent it for....

most ppl that you don't want to rent to will fail one or more of those...

^^Yes, there'll be a lawsuit, but there's a better chance of winning than you might think.

Small-time landlords, as opposed to huge rental companies, especially stand a chance to have those rights.

A highly religious landlord in CA won when he was taken to court for not allowing an unmarried couple living together to rent from him.

One in NY won because he refused to rent to lawyers, of all things.

If your property becomes a meth lab good luck ever renting/selling it. No one wants to live in a state of eternal sickness.
