are there any folks on here interested in coastal properties?such as waterfront... carteret county type stuffI'd prefer that area, but as long as the lot is waterfront with boat access and not too far from an inlet I am interested

atlantic beach faces south. you can go further east.Try Cedar Island. Small place. But really nice.

it depends on the size of the lotsI found a VERY large lot in Sea Level for a great price, but I gotta talk to the agent there and see how deep the water is there, and how much of the property will perkI'd like to get 1-2 acres if it is really nice property, because 1/4 acre lots aren't bad to have at the beachI don't want to pay over 30-40K an acrethis one in sea level is 50 acres... and a good deal with possible timber on it to help pay for it[Edited on August 21, 2006 at 3:31 PM. yeah... there isn't much out at Sea Level, but hell if 30 them will perk and the water isn't too shallow I'll be good to goI've been trying to get in touch with the agent todayyeah, those farms are huge, I mean damn... you can see open grounds from any satellite image of the stateyeah... if it is too shallow and has to be dredged alot then it's pointless, but from the map I've seen it should be navigable waters there

found some properties down that wayam currently talking to an agent to determine what will perk on these properties and what the covenenaces are I've found what will be some great deals if I am allowed to split the property up into lotsthe sea level property sucked.. it was 66 acres, only thing that can perk is one small area and thats for a 2 BR house onlynot to mention that the water wasn't deep enough for anything more than a skiff

right now I plan to get a large lot, break it up into seperate lots for houses all with deeded water/dock accessgonna build a pretty nice second house, nicer than the one I am building here because I plan to eventually live there full time.

if i get stationed there (which i'll know in a couple of months), i MIGHT be interested in getting a place there. I'd rent it out for a year until i actually get there, then probably keep it as rental property whenever i get stationed somewhere else.

yeah, i've thought about trying to buy a house everywhere good (and with a market conducive to buying as an investment) that i get stationed. i wouldn't mind have a place at San Diego or Whidbey Island (whichever one I go to), or Morehead City/Beaufort, SC (whichever one I go to).

before you buy anything spend the money to have a liscensed soil scientist go look at it or ask to see a stamped map with the useable area on it, dont take anyones word for it esp. if they are trying to sell it to you. It is possible that they can identify more land than a sanitarian would because they can spend more time on a tract. a wetland delineation is needed to show the neuse river buffers on streams ( 50 or 100 ft.), US ACE juristictional wetlands, and CAMA wetlands. the buffers and setbacks can eat up a good amount of land. the good news is the septic system application rates are high down there so you dont need as much land as you do in wake county.[Edited on September 6, 2006 at 10:15 PM. i live around new bern and do land development construction / permitting on subdivisions out east...i'm working on a big one in carteret co. - sea level right now, snug harbor with a partnership and beginning one in atlantic, coreview subdivision. our company is doing a huge one out in onslow co, holly ridge and we just wrapped one up in pamlico, river dunes. most of these subdivisions mentioned has a marina basin and channel to get to the sounds, and have been in discussions for 10+ years before construction.anyways, to make a long story short, if you want to live on the water out east or really anywhere, your going to have to be ready to pay big bucks. and ewstephe was right, the question isn't really if the land will perk, its if you have enough 'uplands' to build on. permitting is a bitch, especially if you start talking about building docks in the water. if you stay below a 10 boat slip dock, its considered a minor cama permit--taking around a year to secure...however, if its over 10 slips, its a major cama permit and can take upwards of 3 years! buying land out east in the coastal counties isn't just something that happens over night, it will take years of permitting and a ton of money. i can get you the names of some of the big investors in the carteret, pamlico, and onslow counties and they may tell you of some places to call, if that will help...and they can help steer you in the direction you may want to go. good luck and let me know if i can help.

there is still affordable waterfront property out towards cedar island and harkers island, but that area has the worst deer fly infestation I've ever seen.

^ its to keep the retirees and people who want to develop out. The deer flies are viscious as hell.Don't expect to find much along Highway 12 that can be developed to put boat slips for a 25 ft boat without needing to dredge to eternity. Its not very feasible. If you've ever spent much time on the water down there, you'd see that area is a bitch to navigate around.My parents live in Arapahoe in a house my grandfather built after WW2. The development going on there is nuts nowadays.

we have a place at harkers island and are planning on rebuilding in the near future...prices there have gone WAY up...we are water front and the lot behind us sold for close to $1 million with no water access or view of the water and the "house" won't stand much longer...my great granddad bought a cottage on harkers island for $2000 way back when and it's right on the water with a great view of the lighthouse...it's perfect
