sounds about right...the 2-story, 2-car garage places have been going anywhere from $190K to $210K recently...the Brier Creek area boon has helped home values, as has the relatively new Leesville-to-540 expansion.

6% on the price is $9,594, which is the going rate for selling agents. Assuming I have a buyer with an agent, the most I'll spend is $3,600, including the cost of signs & website fees (~$45 so far)...if I can show the house, I've all but done what a selling agent would do for $6K less. If I'm not satisfied with my marketing after a few weeks, I can list it on MLS for $499...still a $5.5K savings that I can pass on to the buyer. If I had a selling agent, I'd likely have it listed for $165,900 just to try to make up the difference & likely pricing out would-be buyers.I'd say I'm saving, but I can understand the other side that says the selling agent likely could draw a better offer from the buyer...but I'd rather share that between me & any buyer than a real estate agent.

just so you know, those FSBO sites like info tube are run by Realtors who prospect them because they know the people on there have a house to sell and won't be able to and again, i'd say if you are interested in this house, offer him $139,000 - he should be happy to get it, there's no reason to pay what he's asking, you can get 1,600 sqft and a nicer place in the same location for that kind of money[Edited on May 4, 2006 at 10:54 PM. ok, i went and ran actual numbers to make sure i was rightif you were listing this house on the open market your "i hope i get it" list price would be $145,000 (based on the price/sq ft for real comps, not just some other house that sold close by)after a buyer went through a couple of offers, you would get $143,000 - that's with a $7,722 comission (3.0% for the sell side and 2.4% for the buy side)if we split that difference the sketchy FSBO price would be $139,139-$141,139[Edited on May 4, 2006 at 11:10 PM. Ya, no shit. Unless they discover oil under your house, it doesn't go up 20-25% in 3 years. And his 133 3 years ago was probably too much.Anyone buying a house should always check what the house last sold for & what neighboring houses sell for.

Eh, figured I'd let this thread die, but the last few posts didn't set all that well. So, I had a Remax agent pull a CMA on the property (a market anaysis that basically researches comparable properties & recent sales of those properties). This agent found a number in the middle between drtaylor's $145K & my $159.9K. Granted, there are differing opinions, & not knowing drtaylor's sources, I cannot refute his claims. However, the CMA I have in hand now validates the range of buyers my price is attracting. Which is to say that, buyers looking in the $150s would be hard-pressed to find anything other than a townhouse in 27617 that's priced as low as mine. That doesn't mean I'll be able to sell for $159-$160...it just means I'll get offers (already had one at $154 that backed out when she realized she needed a garage for her dead husband's stuff), & can work around those.Thanks for the research, drtaylor...I likely wouldn't have pushed for the CMA had you not done it. I feel a bit better about my price, now, than I did this morning when I first read your posts.

you calculate how much you're saving by not using a real estate agent but you don't add in the extra carrying costs, time, money, hassle, and no doubt by the price you're trying to get for it you don't know anything about the selling process and you will probably screw something up royally in the process and lose on a lot more
