Does anyone have any experience with breaking a lease with U. Woods? Gzusfrk and I would like to get out as soon as we can find another place, maybe May/June, but our lease runs until July 31.

No where in the lease does it mention any penalities about breaking a lease and we did not pay a security deposit.

Any help/thoughts?

you owe the amount of the term of the lease. if you break it, you still have to pay the rent.

if there isn't a clause to break the lease then it's probably not possible without paying the whole thing

join the military, they'll let you break it for military deployment or schooling so long as you can produce orders...

Give a sixty day notice and see if they can't work with you to find another resident to take your apartment. I got out of my lease with Laurel Oaks three months early, but I was relocating to Wilmington, so....

Parking, broken heater/dryer/washer, HUGE mold problem, college student noise, parking, don't want 4 roommates anymore, parking, need a place that allows cats, lots of ants that we can't keep away

We found a MUCH nicer place for MUCH cheaper and I can't justify living here anymore.

I'm down in the 3 complex area (2120, etc) and it's a huge walk for visitors to come from the visitor's lot (IF they can find a spot). When I come home from Ultimate practice, I can never get a spot within a 3 minute walk of my building. It's a huge hassle if you're carrying something large or have to make several trips.

I've had lots of nights this year where I honestly thought I wasn't going to be able to park and finally found the one last spot in the entire place.

It shouldn't be this bad for residents to park somewhat close to their apartment.



Plus, they're increasing our rent by $35ish for next year and it's definitely not worth $300 a month to live here for me.

I'm representing a client with a similar situation right now (in Georgia). Seems like you might have a good case for breach of an implied warranty of habitability, which gives you the right to break the lease. I'm not sure exactly what the law in North Carolina is on that though; go contact Student Legal Services, tell them what's going on with the apartment, especially the mold, broken things, and ants - and ask them to try to help you get out of the lease.

yea if you've told your landlord about the mold, pest issue, and broken appliances and they haven't done anything about it you probably have a pretty good case....here is a link to NC Landlord tenant law http://www.ncga.state.nc.us/EnactedLegislation/Statutes/HTML/ByChapter/Chapter_42.html

The best advice is to talk to student legal services as they deal with stuff like this all the time and its free.

^^^Wow, Uni Oaks for me is still $225. However, I am over having the all male roomies and I really need somewhere that allows pets a bit better (currently no cats and dogs allowed). Where have you guys found? I'd really like to look at new places for next year.

Governors Point would be $270ish for 13 months for a 2 bed/2 bath. It's up on Lake Lynn and absolutely gorgeous. A little bit of a drive, but not bad.

Misty Woods is in Cary and would be $280ish for 12 months for a 2 bed/2 bath. It's behind the Borders on Walnut Street, so it's pretty close to campus.

Gzusfrk is going to resign with U. Woods, but I think I'll just have to try and find someone/somewhere else.

wow i've never had a problem with uwoods other than the towing nazi's, but thats a different matter.

any time anything has been broken they've come and fixed it within 2 days, or the next day if it was something major.

and i park directly in front of my building on a daily basis, no walking and whining.

ya'll must suck at reporting problems

dude university woods are condos not apartments....preiss company manages a decent amount of them but a lot are managed by individual owners or other property management firms....so one person could have a great experience and another could have a terrible one b/c they are dealing with completely different people and property managers
