I wish we could support a baseball team.

Parking would be a nightmare with this concept example

So hypothetically, if we were to get a baseball team - which team is most likely to leave their current city? The A's? Also, could we even get one based on the rule of having MLB teams a certain geographical distance from Minor League teams (i.e. the Bulls)? I think Raleigh could potentially support a team with all of the development and influx of people coming in, especially from the North. It's a lot of seats to fill for a lot of games but I think we could pull it off.

Don't urban arenas create huge dead zones when games aren't going on?
12/29/2015 6:17:23 PM
They're bringing back the ESA???
12/29/2015 11:20:52 PM
Pro soccer is much more likely than MLB

Wow, this thread has been dormant for a while. This seems pretty neathttps://www.wral.com/morgan-street-food-hall-sets-opening-date/17622029/

damn, finally. that thing was supposed to open years ago iirc.

Damn, always meant to get around to going there...

^^
2/6/2019 9:31:39 AM
Was it any good? Those that ate there, what would you equate it to?
2/6/2019 10:16:54 AM
imo, just your average pizza place. pretty good, nothing special. (some) cool staff.
2/6/2019 10:57:30 AM
i'd say it was on par with lilly's as far as the pizza quality
2/6/2019 1:38:15 PM
Worse than Lilly's imo.
2/7/2019 1:59:45 PM
Yeah Lillys is definitely better, that was the closest comparison I could think of, in my opinion it's in that ballpark.Capital Creations is the best normal style pizza in this part of Raleigh though
2/7/2019 5:16:25 PM
I didn’t like it at all and I thought the braided crust was gimmicky. Still sad to see a place close after so long in business
2/8/2019 12:46:22 AM
i don't remember ever having braided crust but it's probably been a year since i went last, is that a new thing?

This is a little bit far from downtown but----

Awesome plan for Crabtree! Who wouldn't love a 30 story building where the first 3 floors flood on the reg. Amazing!
6/26/2019 8:24:54 AM
I'm glad this city's top deficiency, a lack of a $2 billion soccer stadium, is being addressed.
6/26/2019 2:30:51 PM
^^apparently they're going to address the flood issue with this new build
6/27/2019 2:11:39 PM
What about the traffic?
6/27/2019 3:26:50 PM
Aren't there already plans to upgrade the roads around there? I thought I remember them proposing overpasses.....
6/27/2019 3:28:38 PM
I know there's a big plan to overhaul the interchange to/from glenwood and 440. other than that, I haven't seen any changes to glenwood or creedmoor / edwards mill in the works. it sucks that they only do traffic studies based on the proposed construction and current flow without taking into consideration current or upcoming projects that are within the construction time-line. shits about to get real on glenwood.
6/27/2019 3:55:50 PM
Maybe this was what I was thinking of.I remember seeing a drawing that I think showed Creedmor going over Glenwood.https://thewolfweb.com/message_topic.aspx?topic=601917
6/27/2019 4:28:13 PM
They've got it narrowed down to a few options, it's going to be a huge project https://www.ncdot.gov/projects/i-440-glenwood/Pages/default.aspx
6/27/2019 7:25:58 PM
Just read that. It sounds needed but the construction isn't set to begin until 2025
6/28/2019 1:06:28 PM
Was planned to award contract this year but they delayed due to funding, that might move back up if the state comes up with the money

Wish I had bought some condos about 8 years ago
8/15/2019 12:39:30 AM
^^as if those issues don't exit with a billion individual bins...
8/15/2019 6:31:49 AM
^^I graduated in 2009 and remember driving through Boylan Heights and houses in there were in the low 200s. I'm not sure you can find even a small bungalow that's remotely updated for under half a million now.
8/16/2019 10:04:48 AM
I feel like everywhere between Peace Street and Hillsborough Street have some extreme density in the works. From my own recollection there is: Smoky Hollow phase 1, phase 2, and phase 3) all the way to Hillsborough (400H, the two bull dozed lots around Hillsborough and Boylan, plans for the lot beside Saucer, and two towers in the warehouse district. I know Raleigh is growing, but do we have the supply of people and business downtown for 8 to 9 twenty story towers? I'm supportive of growth but I am concerned that the development will either be unfinished or uninhabited in some sort of economic downturn.
8/19/2019 5:02:45 PM
if you build it they will come.
8/19/2019 7:42:37 PM
It took multiple years for them to sell out the condos in the PNC Tower. Your buildings are fine.
8/20/2019 7:36:10 AM
didn't they finish that right after the crash in 2008? so that might have had something to do with it. They where selling those condos cheap if i remember, damn i wish i had money in 2008 would have totally bought one. i should have never bought an old house for my first home. should have got a downtown condo or a nice townhouse outside of downtown. would be bank now.
8/21/2019 8:10:30 AM
I had a condo downtown in the Warehouse District before the Dillon, it was nice and I made a ton off of it in two years. PNC Tower is definitely cool, but the HOAs were absurd, so I stayed away from it for that reason. A lot of those condos will be around $600/month in HOA dues and, to me, that's just throwing money away.
8/24/2019 4:20:01 PM
^^ honestly I did what you wish and I personally wish to have done as you did. I bought a condo downtown years ago (2006) and wish that I had bought a standalone home. For the $280/month HOA, I could have bought way more home or spend the same and have way more equity. I probably would have purchased more home and netted those compounded annual gains on that price point. I agree that HOA fees are just thrown away money. It's by no means an efficient use of capital.
9/6/2019 11:52:51 AM
I bought a condo in downtown Raleigh at almost the worst time in 2008 and just sold in 2016. Lost about 17% in the deal. If I'd of sold this year I would be about even. Looks like prices are bumping, and even saw a million dollar townhome on Zillow. You can get a million dollar townhome 4 blocks from the beach in Santa Monica.

Please expand on what you mean by limiting affordable housing by forcing people into the SE part of the city
9/9/2019 4:23:27 PM
I wouldn’t pin it on city council. SE Raleigh is the last pocket of cheap dirt near downtown so it’s prime for redevelopment. Also it’s a federal opportunity zone under the new tax code.
9/9/2019 5:07:08 PM
Very little of those hot zones are in an opportunity zone
9/9/2019 7:07:54 PM
The entire Kane site.
