^^it doesn't make me feel great. the neighborhood doesn't have a ton of comps to go off of either. I can cover the spread if need be, but hope I don't have to.Brent road runs into the street it's on funnily enough.. I'm sure y'all can figure it out from there

Hey man if it’s the right house for you and you plan to stay there for a while it’s worth it. I got 13 offers in a listing in Morrisville not too long ago. Can’t beleive the fools that were trying to negotiate down. I had to make a spreadsheet for my seller to go off. The winner won by paying cash. They had strategically sold their old home and put the money in the bank and went to a short term rental. The highest due diligence on those was 5K. My seller went with the all cash and ended up getting more due diligence out of that buyer on a counterbalance offer. It closed no problems.

Inspection was nearly perfect - really never seen anything so well-maintained for a house that's 62 years old. Appraisal comes back tomorrow or early next week. Fingers crossed.

it appraised. thank god. finally feels real!

Shameless plug for my business.I have been a full time agent for 15 years and worked in many facets of real estate through many different economic climates. (they each have their pros & cons and different strategies to maximize results for clients)I work for an established and large office with a national brand here in Raleigh. You can contact me through this site about listing your home, or set up a search and I will not harass you with too may calls. https://brandonwilliamson.findmytrianglehome.com/ I take more of a consultative approach with buyers (and I am full of info) because I don't think buying a home is like a new furniture item or used car.... On the other hand when selling your listing I will go full court press with a staging consultation, the best professional photos I can get, measure and draw up the home using an appraiser, have a virtual tour done and even bust out my 4k drone if it will help get the right shots!!! My average for single family homes over the last year is 3-7 days on market and they almost always get multiple offers and sell over list price. I also own and operate a boutique real estate firm in Wilmington that can help you with all the beaches. I have agents that service everything from Atlantic Beach down to the SC border. I personally handle anything in the Wilmington Area. You can contact me there at http://www.navigaterealty.com.Brandon 919-278-77OO]

^if you see any good foreclosure deals or short sales in the Beaufort / Morehead City / Atlantic Beach / Pine Knoll Shores area, let me know. Would be looking to pay below market, but can close all cash. Budget $350K.

I am about to sign back up for RealtyTrac. I had let it go because the frenzy around Raleigh is real. Deals are harder and harder to come by....seems like only way is if someone (a seller) either does not know what they have or do not care and just want out. Most of the house flippers I know are knocking on doors now because once anything is on open market (even auction) the price goes nuts.I will see if I can set you a search on realtytrac for that area. ]
5/30/2018 12:31:37 PM
^agreed. I haven't bought a foreclosure since last year as too many have gone near retail. Was looking at a tear down just south of Downtown Raleigh and it went for $228K. My max was $195K. Another one went for closer to $248K - either a tear down or a gut to studs and complete rehab.Beach houses peaked in 2007 and have not recovered. I know my mom's, which she bought for just over $200K 25 years ago peaked at $700K+, but now would be lucky to get $400K. If someone bought in last 10 years and wants out, they will likley be under water if it is ocean front.
5/30/2018 3:30:18 PM
we have just been sitting it out lately waiting for prices to crash to get in again
5/30/2018 3:39:19 PM
Seems like with rumors Apple and amazon are looking at the area, it’s going to be a feeding frenzy for speculators… can’t be good for ordinary buyers coming up
5/30/2018 10:32:33 PM
^^seems like you may be done for quite some time if you are waiting for things to cool off. No signs of that in the near future from what I can see.

I cant believe that dump entry level property I bought off Kaplan 13 years ago is now worth over 180k.
5/31/2018 10:22:59 AM
My townhouse on Centennial is now worth $300K+ and was bought for $204K 14 years ago...
5/31/2018 11:27:16 AM
If this is a competition, I purchased by 2br/2ba in Charleston in 2010 for $230k and had an offer to purchase in late 2016 for $450k before we pulled it off the market and added on instead.
5/31/2018 12:42:36 PM
Oh lawd, who's gonna eat the cracker in this thread?
5/31/2018 3:05:36 PM
I only posted as mine was near/relevant to NC State as the previous one. I won't get started with my commercial investments.
5/31/2018 3:08:34 PM
bought for 250 3 years ago and we're going to add on about 1000 sqft this year. got an offer for 315 last month and it's not even on the market. raleigh market is cray cray
5/31/2018 4:31:14 PM
Too add to the insanity. I know people who bought houses in Brooklyn in the 500-600k 6-8 years ago range that are worth around 2 million nowI’m waiting for the bubble to deflate.
5/31/2018 9:26:40 PM
What are the odds that Raleigh prices are in a bubble atm and might retreat a little in the spring?
2/11/2021 2:52:25 PM
slim
2/11/2021 6:21:57 PM
with rates as low as they are and no sign of them going up anytime soon I agree - slim
2/11/2021 6:56:20 PM
bubble? hell yes. easing off any time soon? highly unlikely especially because of ^. Will take another recession to knock things back down.[Edited on February 11, 2021 at 9:37 PM. Reason : prices will continue to go up, making the biggest jump (traditionally) in the spring]
2/11/2021 9:37:21 PM
is it spring?is it dumb for me to buy now?
4/7/2021 7:21:22 PM
No.If you don't have a house you'll be eating grasshoppers in a year.

does anyone else get unsolicited texts/calls from people asking if you would like to sell your home? Or saying "we have a buyer interested in your house" What's their end game? I always give them some wild number and tell them to bring cash and that usually puts an end to it.

HOA was taken over by the home owners from the developer. now they trying to enforce the rental restrictions. Anyone ever deal with that?
6/7/2021 6:16:13 PM
Nope. I live in God's Country.
6/7/2021 7:48:24 PM
A townhome I own (but rent) had a referendum on several rental restrictions during this year's annual meeting. Namely a person can't do short-term rentals, an individual can''t own more than 5 of the units, and the renters must sing a letter acknowledging all HOA rules during each of their lease renewals. None of these passed.
6/8/2021 9:13:43 AM
Welp we gonna rent that bitch until they say something. said they are enforcing it until 2022 to give people time to come in compliance. Apparently they were flooded with questions and complaints, and had to send multiple emails, and a little back peddling.
6/9/2021 9:24:55 AM
Just sold an 1100 sqft ranch in southern wake county for $270,000, they bought it 4 years ago for $140,000. It's insane that the price point for entry level homes/1st time home buyers in Wake Co is now $250+

3/17/2022 3:33:16 AM
anybody see any slowing down due to interest rate hikes?
4/28/2022 9:37:20 PM
Not in my neighborhood. More homes put on the market and sold in the last 2 months than the previous year, all at bonkers prices. The most recent was listed at $375k and sold for $491k
