That one is a little small for me, but if i were in raleigh it'd be a great location.]

To be fair, I think that house might end up going for around $350k. It was super undervalued, probably with the intention of causing a bidding war. It's not uncommon for people to go over appraisal value and pay the difference in cash since they can't get it lent. Craziness. Meanwhile you can get a historic in downtown Wilmington for a steal. Really like that market right now. Selling agent says my offer is solid but the seller is dragging their feet. Originally said response on Monday then said seller says things are moving too fast so they want to make a decision Friday. ^ Hopefully that works out but if they are dragging their feet they might be waiting on some checks or initials on a change. Really the only recourse is to threaten to pull the offer which does not help if you want to stay in the running for the house. A lot of novice list agents have not figured out that if you list the house either late Thursday or early Friday you will get your multiple offers all weekend and not have to keep everyone waiting. The last house I listed got 11 offers in the first two days. I got my sellers to leave town for the weekend so I could have a contract for them when they returned. It was a lot easier on them than trying to stay home and accommodate over 20 showing appointments and two open houses in two days. At the second open house there was an offer being written at the kitchen table trying to get it in before the deadline!Anyone thinking about selling do not go to the discount listing service or a new agent because they do not know how to maximize this market!!! I know how to leverage it for the best terms. It is not just the price either. The close date, non-refundable due diligence fee, repairs, financing, pretty much every pain point a seller has I can get a buyer to work around right now. . ]

They work through bankruptcy and either work something out or this will go back to auction in 3-8 months. Sucks because I was high bidder and today was the last upset day. I get 1 out of 20 for this reason. Either a donkey comes in and bids too close to retail or the owners declare bankruptcy to buy time.

I had to walk from a contract a couple of months ago because the inspection revealed so many issues. I went well over to win the bidding war but they asked me to raise my already generous DD to go under contract. I did because the house was gorgeous and seemed extremely well maintained (as much as I could tell from seeing it with many other couples present at the same time - it was on market like 8 hours). Everything underneath the house was basically fucked so I lost my DD but will likely save tens of thousands in the long run.This market is insane. You could get a nice, renovated house ITB for like $340-$380k not even a year ago. Now those same kinds of places are more like $450-475kAnyone care to speculate if and when the market will come back down?

The market will come down when demand is not there. Right now, home builders can't build enough houses fast enough, so it will be hot for another 2-4 years. The slow down right now is the municipalities taking too long to review plans, permits and rezoning efforts. A year ago, Fuquay would take 3 weeks to review plans and make comments - now it is 8 weeks. It will take 16 months to get a subdivision approved when it was already zoned properly due to the town's slow moving politics.

The change they did on the 264 exit to 540 has helped a lot with that area not getting backed up. The area from where you get onto 440 to capital is always shitty though then around wade avenue. Most of those issues are because people are morons and most people shouldn't have a drivers license.

Market is still red hot IMO. Under $400K continues to fly off the shelf and updated homes over that price are still moving.My flip at 404 All Saints was listed at $499,900 and I got a full price offer (only offer) within 2 weeks of bringing to the market. Close 10/31.
