There are plenty of houses in Cary that have garage.

The house I'm watching for:http://www.realtor.com/realestateandhomes-detail/2041-Addenbrock-Dr_Morrisville_NC_27560_M68797-03653What do you think? Now 285k.

We want an older home so the lot is bigger than a postage stamp, and most of those don't have garages or have ones that have been converted to living space.
6/21/2012 8:31:28 AM
We were looking at homes built in the 70s or earlier as well and found plenty with single car garages. We definitely lucked out with the big ass garage we have. Previous owner was a classic car collector.
6/21/2012 8:38:27 AM
a 1 car garage is only suitable if there is room to build a really big detached one in the back yard. The other problem with older places is that some have never been updated and the owners think they can still charge just as much. [Edited on June 21, 2012 at 8:49 AM. Reason : ...]

Does anyone here commute to work in Cary/RTP from their house in the Garner/Fuquay area (I40 exit 312)?We are looking for a house, but for our price range (200k) it seems like we can either: a) live close to Raleigh in a 30-40 year old house, b) live close to Raleigh in a modern townhouse, or c) live in a new house on at least a half acre but have a +40 minute commute. I don't like the look of older houses, I don't like the townhouse idea because you share a wall with someone just like an apartment, and i'm not thrilled about commuting through that traffic nightmare on I40 east. For those that commute, is it really as bad as it looks?

We want something that is not updated, but priced accordingly. We've been looking for a place with a lot big enough to build a detached garage, but those are hard to find in this area. We'd be happy with anything over 1/4 an acre if it already had a 2 car garage. Our agent knows all this and has been looking at foreclosures and short sales for us.
6/21/2012 9:59:02 AM
Make sure once you find something with enough yard you look at the setbacks and make sure there are no covenants that would preclude you from building your garage.
6/21/2012 10:01:39 AM
You could get something like thesehttp://www.trulia.com/property/3082583087-1214-Gifford-Ct-Cary-NC-27511http://www.trulia.com/property/3050715470-1211-Larkhall-Ct-Cary-NC-27511http://www.trulia.com/property/3085752617-206-Erskine-Ct-Cary-NC-27511http://www.trulia.com/property/4302186-310-Durington-Pl-Cary-NC-27518But of course it all depends on your price range as well. Bigger houses tend to have bigger garages but that also drives up price, especially in Cary.
6/21/2012 10:04:34 AM
^^We know a guy that'll take care of all that and get the garage loan rolled in with the home loan. All for not that much more than building it ourselves.^ We will most likely end up buying in Durham. If not then the only tempting houses we've seen in Cary were off N. Harrison.[Edited on June 21, 2012 at 10:12 AM. Reason : ...]

The house went down to 282k. I still want to wait.

Someone on TWW should buy the "Screwed by the town of Cary" house:http://www.trulia.com/property/3057564130-305-SW-Maynard-Rd-Cary-NC-27511
6/21/2012 4:20:49 PM
Haha I live near that house. I'm curious to see how long it takes to sell.
6/21/2012 5:19:28 PM
It looks like they did a great job renovating it, the only thing is they spent way too much money on that house for it to have such a horrible yard. I would pick it up for 125k tops to use a rental property but that's it.

I don't think anyone that knows the house's history will buy it. Only way I'd live there is if you gave it to me.
6/28/2012 9:21:34 AM
^ Exactly. I think they're banking on some Yankee n00b buying it lol.

i want somebody that's in Wilmington that is willing to babysit some trailers and make sure niggers don't fuck up my huge trees. i want to rent out in a rent to own scam. one hick-up is the property needs some tender loving CE because there is a big drainage ditch in front. U can have a free whole acre for your trouble as long as you administer the rest of it. 1 mile from screengems, 5 miles from downtown, 10 miles from wrightsville. and no, not city limits either, I'm talking from the god damn barbary coast bar and the fucking ocean waves. is barbary coast even still there?

Not a direct question on real estate, but I figured some folks might have advice on how they saved money:Anyone have any advice on alternatives for saving money with better interest? The gf and I have over 23k combined in savings/money market accounts and put away $600 a month in them. My money market account through SECU has had the interest rate dwindle down to 0.75%, and I think her interest rate through BOA is something around 1%. We are planning to use the money to purchase a house in the near future whenever we get the chance to move to the Raleigh area and likely don't want to wait with something like a 5-yr CD.
7/23/2012 11:23:15 AM
A. Don't buy a house with your girlfriendB. I wouldn't worry about it. Even if you do get 1% more that's only an extra $230 which pales in comparison to the total value. I know https://www.coastal24.com/ has an account paying 2.5%, but you have to complete 30 debit transactions a month which isn't worth it to me given the credit card rewards I can earn with said transactions.[Edited on July 23, 2012 at 2:19 PM. I don't think he's trying to say anything about your relationship, it just becomes really squirelly legally to buy a house with someone you're not married to. The bank has to know that if you were to split up that one of you will stay in the house and be able to pay for it. It's best if only one of you uses your savings and purchases the house.
7/24/2012 1:21:31 PM
short selling mine.181k in 2008142k in 2012eff it.
7/24/2012 1:39:29 PM
My figures are almost the same, but why short sell?Do you not think you'll have to pay back the difference?
7/24/2012 1:54:21 PM
You wont have to pay back the difference as long as you get released from the deficiency. The best way to do that is try in good faith to get it sold and not have any other assets for them to want you to use to pay it. (mainly cash savings) They will want all of your financial health data to decide on the short sale. If you live in the home the HAFA program might be an option for you as well.
7/24/2012 3:02:19 PM
7/24/2012 3:10:40 PM
Damn me for having other assets.
7/24/2012 3:17:32 PM
Yes unfortunately the only reason lien-holders allow short sales is to minimize losses, if you have other assets and you disclose them or they find them they are going to want the money.
7/24/2012 3:21:03 PM
^do you know the specifics about the FHA refinances and the new PMI rates? I've been looking into refinancing my financee"s house, and it looks like any of the no closing cost lenders use FHA loans and the PMI rates on those make them less attractive, but I can't really find any specifics on it.
7/24/2012 3:34:24 PM
7/24/2012 4:31:23 PM
The short sale is going to keep you from buying anything else for at least 24 months, if you do one, you will have to let the payments get past due, take a credit hit, etc. You will need a hardship like, "had to move for work, could not sell, cant afford payments" I don't blame you for wanting to do a short sale, just make sure it is best for your situation, if the place is breaking even while rented it might not be worth it. Either way you are going to have to stop paying to get in to any good hardship/loss mitigation programs. Also make sure to get released from the deficiency wheter it is deed in lieu or short sale, you do not want them to come back and try to get the money in a few years once you have more to come after. [Edited on July 24, 2012 at 4:56 PM. Reason : ]
7/24/2012 4:54:23 PM
Yeah, I'd be too worried about that. I'm staying put indefinitely.
7/24/2012 5:09:19 PM
I do not plan on buying anything anytime soon. My fiancee is in dental school, so we are waiting till she is done with that to do anything.I was transferred out here on military orders.I can't go bad on my payments because of my security clearance. Taking a credit hit is recoverable, but Wells Fargo said they can foreclose on a house if it is 35 days late on payments, so I have been taking loans out to pay the mortgage every time I have to fix something. (stupid I know)Should I do the short sale directly with wells fargo or use a company that specializes in short sales?![Edited on July 24, 2012 at 10:48 PM. Reason : ya]
7/24/2012 10:47:38 PM
I'd do it directly through them. I wouldn't trust any third party.

Is there a collection of recommended Realtors in this thread that I might be pointed to? Or pm a Realtor you'd use in the Wake County Area (be great to know why). Didn't know if it was worth asking to bump message_topic.aspx?topic=565549 or if it was contained in this thread already. Thanks
