Yes. 1 year warranty on cosmetic stuff
6/4/2008 4:15:29 PM
oh, every builder I've met covers nothing of the cosmetic kind in warranty
6/4/2008 4:42:11 PM
What builders are those?
6/4/2008 4:57:24 PM
yeah sounds like some unreputable buildersi dealt with pulte - david dealt with kb homes i believe - both covered nail pops during the standard 11-12 month walkthrough
6/4/2008 5:15:00 PM
Yeah. My OCD can't handle the imperfections. I got the guy's cell # for when the nail pops come back.

Anyone know a good place to search for house rentals other than Craig's List? This is a dumb question, but do all realtors help you look for rentals? How does that work?
6/4/2008 5:34:11 PM
^^^ Just about every custom builder I've come across, from the small builder to those who build the million dollar homes. I've worked for both and currently work for one. The walkthrough before the closing is the one chance you have to find anything cosmetic for us to fix. But I do have to say, when I go back and do warranty on my houses, I rarely see any nail pops
6/4/2008 10:15:45 PM
are you looking for houses that you yourself can rent, or rental properties that you want to buy?I assume you are looking to rent out a place, not buy. This thread is for buying real estate more than anything else. But here are some resources:http://www.Rent.comhttp://www.GoOffCampus.com (shameless plug)http://www.apartmentguide.com[Edited on June 4, 2008 at 10:19 PM. State Law requires a one year builder warranty. I would not take that to the bank though. If the builder goes out of business you are not going to get any service. If the problem is something miniscule and they refuse to help you, then it is going to be more trouble to make them fix it than it would be to do it yourself. If you have a major defect then you can go the attorney route, but that is never fun.As far as cosmetic stuff you do not have a leg to stand on unless it is noted on your pre-move in walk through. The builder is not going to fix things that were damaged after closing obviously, just like if you buy a car and spill stuff all over the carpet Ford will not fix that for you. The only way to prove something cosmetic was ther prior to closing is to get it on your walk through. The post closing warranty walk throughs are for nail pops, trim problems, and any other defects that have arisen. If you damage something they are not gonna fix it.
6/5/2008 12:41:55 PM
You do realize nail pops aren't going to occur between finishing building the house and closing, right?
6/5/2008 1:20:10 PM
That is not what I said. Nail pops are covered for the year. The dings and shit where people fuck up the paint, cabinets, and counters are not.

^ bet $$$ you have it priced wrong. that's what seems to keep properties in this area from turning over quickly. market is still really strong if you are in a reasonable location (most are) and price point.^^ case in point.[Edited on June 8, 2008 at 1:41 PM. Anyone here have issues with the ac unit not being big enough to cool their home? I have a 2000 sqr foot new home with 0 shade and I believe he said I have a 3 ton unit.

our upstairs unit wasn't able to keep up all weekend either. apparently my parents had the same problem. the units at our new house are considerably larger, but so is our house, so i'm guessing this will continue to be a problem.maybe i'll put a big ass umbrella on the roof. I wonder if that'll be an HOA-friendly move...

6/9/2008 7:47:52 AM
Hey Bobby, how many tons/sqr feet is your unit/house?
6/9/2008 10:11:09 AM
My a/c can't keep up either. I even bumped it up from 74 to 78 degrees and it still ran until at least 10:00 last night.I've heard most units can only make about a 20 degree difference, so once it hits 100 degrees you're not going to get much cooler than 80 in the house. There are exceptions of course.
6/9/2008 10:20:44 AM
That's the same thing my ac guy said. I think that's crap. 80 degrees is fucking hot.
6/9/2008 10:25:04 AM
20 degrees is about the average...although townhouses and condos are different.it also largely depends on how often you come in and out. [Edited on June 9, 2008 at 10:28 AM. Reason : .]
6/9/2008 10:27:33 AM
But wouldn't a larger AC unit be able to keep in 30 below outside temps?

Have you heard about those vents you put in your attic to reduce heat?
6/9/2008 11:27:36 AM
Is that thermal shield I wanted looking slightly more appealing now?
6/9/2008 11:39:31 AM
Why not just get a curtain?
6/9/2008 11:42:16 AM
You were talking about reducing heat in the attic. I don't think a curtain would help that too much.
6/9/2008 11:45:28 AM
What good would a thermal shield do in the attic?

Thermal Shield Reflective Insulation is a wonderously effective and simple new insulation product that takes over where traditional insulation is ineffective. Thermal Shield uses a high-performance fiberglass core sandwiched between two layers of reflective foil. The backing layer is reinforced for durability. Normal insulation manages heat gain and heat loss from conduction and convection but not from radiation. Up to 93% of the heat gained through your roof is from radiation. Thermal Shield reflects that form of heat back out of your home.Ignore the fact that they made up a word.

i told my wife about a week ago we were buying one - she immediately vetoed the idea - i still have the link open in firefox because i was going to research it first to see if we'll get it or not

You can put in an attic fan as well. I actually installed one in one of my gable vents, but I haven't finished the wiring. The plan is to pull air across the attic so it doesn't just sit there baking all day. Should help the shingles last longer as well.
6/9/2008 12:54:31 PM
those things seem like they would be more effective in keeping heat inside your home than in keeping air conditioning inside your home. aren't they more helpful in the colder months?
6/9/2008 12:55:47 PM
you mean the same way a beer coozie keeps your warm beer warm?
6/9/2008 12:57:11 PM
^^ No. The outside air temp is 98 degrees right now. I bet it is 120 in my attic. The fan will have a thermostat to make it automatically kick on whenever the attic temp is over 105 or so. Common sense says that cooling the attic space by 10 or 15 degrees will cause less heat transfer into the house. Also, it's not good for the shingles to have massive amounts of heat underneath them. It will cause the grit to pop off and then they stop shedding water.[Edited on June 9, 2008 at 1:04 PM. Reason : lk]

we are way off topic now i thinkshe vetoed the roomba last year as well and after it showed up at our door and it ran a few times - she loves itsome of my best ideas get vetoed it seems - she has a tendency to say no before she thinks about things - i'll ask her if she wants to see a movie and without knowing anything about it says no - then i either show her a trailer or just put it on and she loves it
