I think a good use of Real Estate would be a Biscuitville on Western Blvd. Preferably where dunkin doughnuts is or across from cookout.

^x4, I spent the first 6 years of my life in Parkwood! And then we moved to Fairfield (^x6) where I lived for 12 more years. Funny coincidence.

Anyone have a lot of experience with appraisers? We have one of the nicest townhomes in the neighborhood which isn't working in our favor from a comp perspective ($45k in upgrades - hardwood floors, granite countertops, vaulted ceiling, finished basement, added 1/2 bath, added 3rd bedroom, etc.).We had one deal fall through thanks to an FHA buyer using an automated valuation appraisal that didn't factor any of that stuff in. I'm just hoping we can appraise for ~15% less than we did in 2008.Any tips? I've read that itemizing all upgrades and including any documentation can help. I'm trying to get as prepared as possible before we accept another offer.

I've always heard you can pretty much count on not getting your money back on house upgrades. Is that actually true?

Hell yes. It is very true. I'm learning it the hard way. I don't expect to get my value back, but hoping to at least appraise around our tax value. The market has been crazy lately.

i had an appraiser on our home that almost cost us a deal. she made a bunch of baseless deductions to our home. its a long story. boiled down to her being super lazy and just plain dumb. she cost me an additional $800 and i reported her to the appraisal board.
