it includes keeping the pool and grounds nice and clean, maintenance on the building and other structures, complimentary valet parking (although i still tip them cause I'm sure they don't get paid a lot) and discounted dry cleaning services.

I pay $33 month for grounds and pool in one neighborhood and $40 month in the other. Granted, the townhouse folks I think pay closer to $75 because they get the immediate area around their property landscaped/mowed, etc. But $400, thats just stupid.
