This is the first house I ever owned. It's been extremely well-maintained, and features new flooring and new paint. We also put in a distributed AV system with in-ceiling speakers in the sun room, kitchen, master bedroom, master bath, and living room (living room is wired for floor speakers, so no in-ceiling speakers there) and wiring for subs in the master bedroom, living room, and sun room. Every room is wired with Ethernet. We have distributed video, so you can play video games in the bedroom while the consoles are in the living room, for example (I did this often).Extremely open floorplan. Biggest floorplan in the neighborhood, on one of the best lots. In Flowers Plantation, 5 minutes from the new 24-hour Harris Teeter and CVS. we would consider renting, but honestly I don't think we'd be able to market it to renters at a reasonable price - our mortgage for the house is a 15-year (instead of standard 30-year), so the rent payments would have to be much higher than normal just for us to cover the mortgage payment :/...and we're not allowed to refinance to a 30-year mortgage because it's no longer our primary residence. sigh.

Yes, .06 acres is correct. All of the lots in the neighborhood are .06 acres, because the HOA technically owns all the land except for what the houses actually sit on and a couple of feet around that, since they take care of all exterior maintenance (landscaping, lawn care, siding, roofing, etc).With that being said, it's the second nicest lot in the neighborhood because it has the most room between the two neighboring houses.From what I understand, you can buy the rest of the "lot" from the HOA, but I don't know why anyone would do that.

Thanks, Nic.BlackSheep, I bought it for $130k in Nov 2009 (it doesn't show up on the property history for some reason - the July 09 price is when the house went into foreclosure from the previous owners). I got it for a steal, as most homebuyers in 2009 did, but $88/sq ft is pretty cheap lottathought, the rule is that if you want to refinance a home that is not your primary residence, you can only refinance 75% loan-to-value (you must actually own 25% of the house). This is not the case for me. I got it 100% financed in 2009 with a USDA loan (I was VERY poor back then - I'm an ex-teacher), so I don't quite own 25% of the home, and cannot refinance.ComputerGuy, I will send you a PM.
