Dang, kind of interested now. Would have to arrange to break my lease two months early, which is possible. Will talk to some potentially interested housemates on Monday. No pictures of the kitchen?
10/26/2014 3:00:52 PM
Not at this time. GE Profile stainless steel appliances, stainless steel pot rock hanging over island, double sink and dark cabinets. It's nice.
10/26/2014 7:20:27 PM
so is it 1600 or 1650?

Did your life recently get flipped-turned upside down?
10/28/2014 11:26:50 AM
Saved the pictures right side up...on Craigslist, they went upside down. On Postlets, they are right side up.

Oh North Shore... I remember putting up some of those balcony rails... and being yelled/cussed out by the super for walking on the carpet. I think he was fired the next day./coolStoryBro
10/28/2014 2:05:59 PM
any interest in selling it?
10/28/2014 5:32:58 PM
No, but a friend of mine just listed hers for $242,500. She paid 255,000 a few years ago. Prices are back on the rise again.
10/28/2014 6:59:21 PM
What is the deal with that 99 year lease thing? Does it really revert back to the school at that time?
10/29/2014 1:54:41 AM
They just reset it to 99 years from January. The new developer is starting on new units 1,200 - 1,600 SF starting in the $220s I believe. On a price per square foot basis, it would value ours at $300K+. They expect to have strong demand.I have no clue what will happen in 99 years - the lease will likely be extended that that time. Just FYI - Mission Valley is on a land lease from the Catholic Church and the shopping center where Chubby's is off Lake Boone is also on a land lease. They are more common than you think.

He's closing on his financing package at the end of November. Supposed to start on 10 units and the pool right away. The pool will be open before the start of summer.
10/29/2014 10:39:51 AM
What do you think the odds are that those 10 units get built?
10/29/2014 11:00:15 AM
I am super interested in this!

10/30/2014 8:28:22 PM
My gf really likes your place. Can you fix the pics on craigslist and can we come look? Also you won't go any lower for an NC State student? She currently pays 900 rent everything included and I pay 550 same thing so we wanted to stay in that range. She is an awesome decorator, nurse, and makes her apartment now look immaculate and awesome. Let me know at least!
11/1/2014 4:21:02 PM
^check your PM. I am not sure how to change the pictures, as I took them a year and a half ago before I moved out. The current tenants don't keep the place looking immaculate as I did. I have three groups coming to see you this week and would be happy to show it to you and your girlfriend. There may be some flexibility on the rate, depending on the length of the lease. Looking for a minimum of 12 months and will go as long as anyone wants to go. We will be replacing carpet throughout the house and the hardwoods are still in good shape.
11/2/2014 7:04:08 AM
Have 3 showings Monday/Tuesday, so hopefully this won't last long.
11/2/2014 10:23:44 AM
I will text or call tomorrow! Looks sick.
11/3/2014 1:08:17 AM
1 showing cancelled, as their move was postponed until March. 2nd group delayed until this weekend. First group (engineering students) liked it, but needs parents approval as parents will pay rent.Still available as of now. Also, I did put up a picture of the kitchen on the Craigslist ad. Not sure why other pictures are upside down, as they are right side up on my computer prior to uploading them...

Bump
11/14/2014 6:53:30 AM
First, is the stove gas?second, is there a garage? Can we get some pics not upside down?
11/14/2014 1:20:11 PM
GE Profile gas stove, GE profile microwave, GE profile fridge with water/ice dispenser (and filter), GE profile dish washer...all stainless steel. Corian coutnertops, nice counters, back splash, etc. They appear to be right side up, but when posted, appear upside down. Don't have the same pics, so it may just be easier to show you the house if you have a sincere interest.
11/14/2014 3:16:30 PM
pro-tip:cleaning your place before taking pictures will make it look a lot better and increase interest. you need to de-clutter, it looks messy and small in the pictures.
11/14/2014 3:21:39 PM
Last time, I had 3 groups look at it and 2 offered full price within a week of posting on Craigslist. Surprised it has been on the market 2.5 weeks and only had 2 showings. One guy's roommate backed out, so he couldn't afford it on his own and second guy is mulling it over. I lived there for 9 years and loved it.Forgot to address garage - there is a single car garage and a car port below the deck (off the kitchen). I never parked in the garage, but did use the carport. Would keep car from getting dew/ice on it in colder weather.Master bedroom is very big, mid sized bedroom is also large (was originally designed to be master, i just moved the separate bath/shower and double vanity to the 3rd floor when designing the house) and the 3rd bedroom is more than reasonable.Even with clutter, the house shows well. Depending on the length of lease that I sign, I'll either have the carpets professionally cleaned or replaced. All walls were painted just before current tenant moved in and maid is already scheduled to deep clean at the end of the year, so it will look dynamite. Replaced one HVAC unit about 2 months ago, along with the disposal. Everything works well and will serve the next folks well.PM me with your cell phone number and we can schedule a showing.

BTTT...may have a prospect, but in the interim...bump...
12/4/2014 8:57:02 AM
i'm surprised it's taken this long.
12/4/2014 4:17:22 PM
Me too...18 months ago, I had 2 full price offers in less than a week. It has been almost 5 weeks since I put this up.I have one prospect deciding between here and Carrington Mills and a co-worker that may be interested in renting it...it will likely be leased before it comes available at the end of the year.
12/5/2014 9:43:59 AM
it's because your pictures make the place look dumpy (and your price is too high for dumpy). it looks dirty, disorganized, and no one wants to picture themselves there. (being upside down and blurry also doesn't help)if you clean up and throw the clutter in a closet to do some minimal staging, you'll get more offers[Edited on December 5, 2014 at 10:14 AM. The house speaks for itself. When people see it, they are typically surprised by how nice it is.[Edited on December 5, 2014 at 10:35 AM. Reason : ]

the house might speak for itself but the photos absolutely do not, so a lot of people will never even want to come look at the house.the photos scream that the house is messy and cluttered, i wouldn't want a tenant that's okay with that. but it's your house, if you don't want to spend 5 minutes taking photos and would rather spend a few more months dealing with craigslist tire-kickers that's up to you
12/5/2014 2:19:56 PM
I don't live there and the current tenants are a little messy. House will have deep clean top to bottom, fresh paint where needed (repainted the whole house before current tenants moved in) and carpets will be professionally cleaned. If I get the house back at the end of the month and don't have a tenant, I will take pictures without clutter and crap and any room.[Edited on December 5, 2014 at 7:24 PM. Reason : ]

If price was a little cheaper and I didn't have obvious costs everyone here knows about I would have been on this like a HOT CAKE.
12/7/2014 2:54:59 PM
Will lower price to $1,550/month
