Thought this may be a good place to put real estate that is for sale in Raleigh/Surrounding Areas. What I will contribute to this thread for now... Intelligent/ thought out advice is accepted/appreciated.1) My home. List Price $299k 1635 sqft 3 bedroom 3.5 bath. Big 1 car garage. We are kicking around the idea of having an agent list it but I'd rather discount the price to a buyer than give an agent ~$17k. New Happenings since my classified add (below). I just built a 2000 sqft house in the vacant lot beside me and she will be moving in tomorrow. (Pic below) Also, a couple guys bought the house on the other side of me. nice fellows. Old Classifieds Thread: message_topic.aspx?topic=5950922) I will be building a home across the Saunders st. from the new one above that will be $180k for ~800 sqft. Haven't drawn plans yet in hopes that I can allow a buyer to design/pick finishes themselves. If it pans out I will break ground before years end. Will have Stainless appliances/Hardwoods throughout (except for bath tile), small yard, driveway(which is something good down here), etc. Anyone on TWW that brings me a buyer for either 1 or 2 will be compensated in some way(Probably $1000 worth of Laffy Taffy or something). Ouch, is $225/sqft really the going rate for that side of downtown Raleigh now? I wish our neighbors would take their house off MLS for 30 days. They must have a really incompetent agent or they don't listen to their agent. Their house has been on the market for over a year and a half now with zero bites. And I don't think location is an issue. Rather they priced the house waaaaaaaaaaaaay too high in the beginning and are incrementally lowering the price to the point that they're now under comp for the neighborhood. I have a feeling if they just took it off the market for a month or two then tried again at a normal price they would sell it quickly.Then again I've never been inside their house so for all I know it's horrible in there lol.

they have showings?we had a lot of showings even when we were above $300k. It just took the perfect buyer which we had at 305k but they couldnt sell their place. either way, our buyers now got a really good deal and I made a little money. just felt like my work here was done.

^^ Yeah from what I've seen they have people in there looking at least twice a week. But from what he's told us no one has actually made an offer on the house. When we bought our house their's was also on the market and we didn't even bother looking at it because it was priced way too high. Now that it's priced so low you'd think people would start putting in offers but I think now people are like, "But it's been on the market for so long, something must be wrong with it."I'm tempted to go in there next time they have an open house just out of curiosity.Weird, just looked at the listing again and now it's saying it's off market. Well their house finally sold, which would explain why it wasn't showing up on MLS. They sold it for $20/sqft less than comps in the neighborhood. I wonder if they were able to make any profit.

I have a feeling this is going to get stressful. We signed a lease at RBC Plaza (where I do the majority of my work) and now its time to find a lot... We have narrowed it down to a couple. We called a developer of a neighborhood and he is willing to sell me a lot (the neighborhood has a builder team) so that is great news since it was our first choice. get the new house built by mid august and we will be good to go!

^^ if it makes you feel better about your neighborhood, me and my fiance looked at that house and it needed quite a bit of work. it needed a new roof, some of the exterior was rotten, the floor in the screened in porch had a piece of plywood covering a hole in the floor, and nothing inside had been updated since it was originally built. we absolutely LOVED the neighborhood though. we were just looking for something a lot more move in ready than that home

I've been wondering about that. LOL at them having a piece of plywood covering a hole hahaha. They did have some carpenters come over a week before the new people move it replacing siding and paint so I figured that was something that came up in inspection.The crazy thing is is they definitely did do updates. At least somebody did. None of the houses in this neighborhood have wood floors originally and I'm pretty sure that kitchen was updated at some point based on the pictures they had on MLS. I wonder if it had been updated in the late-80s and never again.

^^^build me a house yo!BB - I've actually looked at your house a few times (online). While nice, I hate the whole "location" thing about real estate. The premium for a golf course community is absurd. But I guess that's because I don't value living on a golf course, or within Raleigh developments (especially the cookie cutters). I realize that being in the city is a big deal, thus the premium, so houses/land get their value from that location... but when I see those houses, the only location that comes to mind is being 5 steps from my neighbor's house. Fucking hate it.I hope I don't end up in a cookie cutter place, but I probably will

^^ I grew up in the country and I hope to retire there one day. I told myself I would never live in the city and obviously I was fooling myself. It's definitely easier to appreciate when you live there. also, building a personal home to sell in two years is a part of my living so I choose somewhere where resale is hot. cost of building stays the same. land value that gains popularity quickly is steadily going up. it stinks that we have to carry a higher mortgage but the return is also much higher.also, find a lot and lets talk. well, quite a few pre- and resells have almost all of the features I want and very close to my price range; however, I don't think I could get a lot + custom built home with the same features for that price.

You can thank John Tedesco and company for no home in Wake County actually being in a school zone. I am not sure if they new system is going to be better, worse, or indifferent, but it has made the days of selecting a home to get the school to go with it over.All listings in Wake County now just say "wake county school dist" and redirect you to the wcpss website.

Well the good news is your kid can go to pretty much any school you can get them in to if you provide transportation or use express busing. I would hate to work in the WCPSS transportation office, those people are going to be doing some serious head scratching this summer.

I don't think that's all that true. I've heard from friends that it's a serious clusterfuck this year. It sounds like a lot less people got into the magnets and that if your closest school is underenrolled, you can forget about getting any other choice you put on the form even if you'd be providing transportation. So you better hope that whatever elementary school you live closest to is a good school or you could be screwed.

Another house has gone up for sale in my neighborhood but for some reason the listing isn't coming up anywhere. I even tried going to the website of the real estate company they're using and it's not there. Come on, people, I want to be nosy and see what you're listing at!

The data to the websites can actually be up to 3 days outdated without running afoul of any rules. The local MLS does not push the data out, the data syndication services and websites retrieve it on a schedule they set...that only has to be once every 3 days.

haha seriously? That seems a bit behind the times. As an update to above, I emailed the agent and found out that he's not listing it on MLS for another 10 days while the owner "cleans the house." Makes me wonder how trashed it is that he has to spend 10 days cleaning it AFTER putting a for sale sign on it.

They can update faster, they can actually pull the data as often as they want, but many don't. I was surprised it was not some type of "push" system to update more quickly but its not.

Not sure which thread to put this in, but I just discovered that the Wake County Real Estate page (and the GIS thing) lists my house as 2.5 bath as opposed to 1.5 bath... Is this a big deal? Will I be able to appeal the tax value? will it affect it a lot? Worth my effort?
