I'm starting this thread in an attempt to get young professionals who are in the RTP area looking for a house to buy interested in the house. This area is great for young families with or without kids. (pool, tobacco trial, playground)We live by Southpoint Mall and are very close to everything I-40, HWY 55, HWY 54, 540, etc. Here's a craigslist ad to check out:http://raleigh.craigslist.org/reb/1894353833.html- Freshly Painted entire house- Stainless Steel Appliances- Custom Italian Tile in both bathrooms upstairs- hardwood floors throughout downstairs- 2 car garage (finished with insulation and sheetrock - we are one of the only one's who have that)- fenced in and landscaped backyard- Open house this weekend (we're moving this to Saturday so the craigslist ad will be updated shortly)

Looks great on the inside, but I just can't get over the front of that house. I personally think I put way too much emphasis on curb appeal, but the front of your house is basically the garage doors. No bueno.

"NO DOWNPAYMENT MONEY? NO PROBLEM! 100% FINANCING POSSIBLE HERE!"
8/12/2010 12:43:41 PM
^^ good feedback, but that's all of the houses in this neighborhood. Given that, we have to differentiate on the inside, because we can't change the layout.^ the 100% financing stuff may not matter to you, but it does to quite a number of others right now. We have to make sure to get as many eyeballs on this house as possible.

No thanks]

^^ I don't think that was meant to bash you and obviously that would help you sell your house. Rather, it is ludicrous that they are still selling houses to people who obviously aren't in the financial position to be buying a house if you can't even afford a down payment.[Edited on August 12, 2010 at 12:57 PM. because they can afford to pay a smaller amount?

^^ Thanks wahoowa We like all of the natural light too. it looks good with the hardwood floors. The open house is actually this Saturday (not sunday, I just called the Realtor to tell her)Any of you people are welcome to come check it out.
8/12/2010 2:14:40 PM
and agreed about the natural light and the wood. The natural light was a huge thing we were looking for when we bought our house this year too.
8/12/2010 2:15:34 PM
Let's add the TWW incentive. I'll give $300 in cash to anyone that refers the buyer to our house, ultimately leading in a sale. Must let me know that they referred them BEFORE they actually buy.

lol, how does that not make sense? Its saying "You dont have any money for a downpayment? No problem!"These ads are like twitter, you can only fit so much content on there, so you have to choose wisely.

"tobacco trial"made it sound like paid medical trials/experiments done to see how harmful tobacco is.
8/12/2010 6:49:50 PM
that is a weird ass design to the front

I live right next to you in the Auburn Ridge neighborhood. I LOVE this area. Good luck selling your home!

Begin the bidding at $100 I guess, hell of a deal.

The inside of the house isn't too bad, but for the price you can get much more square footage in another location. I don't know what the other homes around it are going for but you're probably paying for the "location" more than the house. Why someone would rather buy a house that looks like a shoebox on .11 acres of land just to be near a major shopping mall in Durham no less it beyond me. I do however like what you've done to the inside. Hopefully someone who agrees will be happy buying your house, it's just not for me. Also, if you're trying to show off the fancy "custom Italian tile" in the bathrooms you should probably have a picture of the bathroom floors in your listing. If it was one of the ploys the builder used to sucker you into buying the house in the first place you should try and sucker someone else in with them too.Just a thought.

^ really good feedback there. And yes, we should have taken a picture of it.It was actually work that we had done once we moved in, and it makes a ton of difference in the way the master and secondary bathroom look.Again, good feedback though.Bobby Light, awesome to know there's a fellow T-Dubber around. This area is great. Maybe you should invest in another home as well. I know a good one.
