I like your house a lot, but everytime I drive by I can't help but wonder if you're affected by the surroundings. Do you have a lot of rift raft coming through your yard and bothering you? That corner behind you just always seems to be filled with some rough characters, not to mention the projects right over there. Don't mean to be putting a bad light on your house, it's a great house, I'm just curious with that location.
5/18/2010 7:47:50 AM
looks like you've done a great job preparing it to sell. good luck man.
5/18/2010 7:53:26 AM
^^ I have never had an issue. You have to live here to understand that the people that hang out pretty much mind their own business and respect you if you respect them. I have been working with RPD on cleaning up the issue and just recently they have started writing trespassing tickets for anyone that is hanging out there. The "projects" there are actually well maintained and there is generally not much that goes on as far as crime is concerned. The neighborhood is not 5 points by any means but it has the potential to be. When is does this home will sell for a good deal more than what I am asking. Especially when I put another new house beside it and more renovations start in the area.^^^ I'm sure there are plenty of people who wish their assessed value was a lower than the actual value. Thats what they base property tax on. [Edited on May 18, 2010 at 9:06 AM. Reason : +^]

The house is beautiful.
5/18/2010 9:26:49 AM
Why in the hell do you have it listed for almost twice what it's worth? Is it historical or something?

its a nice house in a shitty neighborhood. good luck on selling it though, i wouldnt pay more than 170k for it though.
5/18/2010 12:57:46 PM
^If you put this house in po-dunk Johnston County it would still be more that $170k. Here is what has sold so far across the street...900 sqft - $215k1250 sqft - $269k1397 sqft - $285k1088 sqft - $258k925 sqft - $219k985 sqft - $225k750 sqft - $180kNone of them have driveways, garages, and are not nearly as nice on the inside. We are pretty close on price.
5/18/2010 6:34:11 PM
if you want what you're asking for, i'd wait 1-3 years. It's a buyers market. There are a ton of houses on the cheap.
5/18/2010 6:56:25 PM
I would consider buying it for a much lower price. This price seemed right during the peak, but not anymore.
5/18/2010 8:44:14 PM
^if you would like to be in the area but don't have this kind of money to spend then you should look across the street at something renovated and smaller^^ this house nor the updates in the neighborhood were here during "the peak"[Edited on May 18, 2010 at 9:07 PM. Reason : ^]

It's a nice house, and you've done a great job, but there's no way in hell you're going to get that in that neighborhood.
5/30/2010 10:52:17 AM
so since you are such a real estate professional why don't you enlighten us on what you think is wrong with the neighborhood? when you do so, could you please tell us which part of the neighborhood that you live in to prove to tww that this is credible information.also, i would like for you to explain to me the 9 sales for the neighborhood in the past year.one more thing. while you are explaining these things, please offer your opinion on list price.[Edited on May 30, 2010 at 1:15 PM. Love your house man. I'm not in a buying position at the moment otherwise I'd consider it.Based on tax info, the (your) house is all new construction as of 2008? As it appears the original house in 1996/97 caught fire and ended up being razed. Again, just eyeballing tax notes here. Please correct me if otherwise.
5/30/2010 7:21:47 PM
not sure when the house before mine burnt down but yes I bought a vacant lot and built from the ground up.

Accepted a contingent offer for $305.Another showing this morning. Someone buy my buyers place at Caraleigh Mills!

A couple of tips for on your listing. - Have a virtual tour done and professional photos (http://www.champagnestaging.com is my favorite place and good prices)- MLS allows you to zoom out and get rid of that white space around the pictures when you upload them but you have to change some settigns in IE to get the controls to work. You may want to have the person who listed your property call in to MLS for help with that if they are not familiar and fix the pictures.- You have too many vertically oriented pictures. Your MLS listing flows to thousands of websites and they are designed for horizontal photos. That main picture definitely need to be replaced with a regular orientation photo. If you hire the photographer she can probably get one that shows the house without anything you do not want in the picture.

Thanks. My wife is my agent. I'll smack her around a little bit when I get home and have her fix it.
10/13/2010 9:42:43 AM
in that case I will pm you the settings you have to change in IE

Virtual tours are great, but I just wanted to share a word or warning. Homes that are listed with virtual tours and 360 views are burglarized something like 3:1 compared to a standard listed home. Thieves use them to "case" your house since they're able to see what electronics and sometimes jewelry or other valuables you may have readily accessible. I'm not trying to be paranoid or anything, and if the house is empty it's obviously not an issue. I just wanted to share what I'd learned during the listing of our home. Best of luck!!
10/20/2010 3:59:30 PM
thats not my home. it is the folks that are buying mine.

dont those condos have some ridiculous hoa fees? i remember looking to buy one there and didnt even go in when i found out the monthly fee
10/20/2010 7:51:56 PM
^I rent there so no HOA for me, but the dues are like $300 plus a month, so yes ridiculous
10/21/2010 1:23:11 PM
in the defense of any HOA, amenities cost money and have to be maintained somehow. rbc is .31 per sqft.
10/21/2010 7:34:42 PM
$300+ hoa a month plus mortgage is too fucking much to be surrounded by ghetto
