I have a home for rent in Trailwood Springs Subdivision. It is a 2 story house with 3 bedrooms and 2.5 bathrooms. The livingroom is large with a wood burning fireplace. The house has new carpet and a lot of freshly painted rooms. It is available immediately, I would like to have someone move in by May 1st.

The rent is $1250 a month and pets are allowed with a $150 one-time pet fee.

If you have any questions, please feel free to ask.

Sorry for the tax record photo, but I am not near the home and can't take pics anytime soon.

what's the address?

nvm, found it

Long and Winding Rd.

Don't you think you're asking a bit much considering your mortgage is somewhere close to only $700 since you just bought it 3 weeks ago?

why would his mortgage payment have any bearing on what he should charge for rent?

the rental market in the area is what determines rental price, not an individual's payment.

Do you think rent should be free if the house was paid off?

i just didnt think rent was marked up that high from the payments

anyone out of college and who can afford rent could probably afford a cheap house right now

only reason i havent bought myself is because i still dont know where im going to law school

BobbyDigital is right, but you're also way off on your $700 estimate. 30 year fixed rates are somewhere in the 4.9 APR range right now, but they're going to tack on a percentage point if it isn't your primary residence to get it up around 5.9%. That's going to come out to a payment in the $925/month range without factoring in taxes ($1450 per year) and insurance ($500+ per year).

Who knows what kind of repairs he has had to make already. When you factor in normal maintenance and expensive items that will fail (roof, HVAC, plumbing, etc) this guy is probably not going to make any notable profit from renting this house for the first decade that he owns it. The payoff comes when he sells, not from renting to cheap ass college students; and he's going to have to deal with a lot of b.s. every year to earn that profit.

Not to mention HOA fees.

The world would be a better place if the price of your mortgage actually was the monthly cost of owning your house.

lol $700

I, too, can speak about things which I'm completely clueless about as if I'm an expert.

ok guys, i didnt claim to be an expert but i used some online mortage calculator and with my credit score it said my monthly payment would be around $700 for a 30 year, thats almost $100,000 extra over the lifetime of the house so it sounded about right

didn't mean to start up something

...the pain in the ass of allowing animals, in general. a buffer against potential damage to the house.

what would you think/hope it would *cover*? a dog walking service or something?

you claimed to be an expert when you told him what his mortgage payment was.

and what crazy ass interest rate did you use to get the payment down to $700? Obviously you didn't include property taxes, insurance and potential PMI into the payment...but perhaps if you actually owned a house you've have a clue about these things

I hoped it would cover any damages by pets; however, should there be no damage, it should be returned. On principle, I won't pay pet fees unless they actually cover damages and will be returned if there are no damages. Most places just charge you a few hundred bucks for pets, but yet that fee covers nothing, not damages, not clean-up, nothing.

wow, you gotta love the wolf web and it's abundance of experts on everything from A to Z. I am not making any notable profit on this property. Like mentioned above, my profit comes when I sell. I own 2 other houses in this same neighborhood and they have been rented for 3 + years for $1200 and $1250 each, so I think the rental rate is fair. If anyone is seriously interested, I can be negotiable on the rent. But I assume everyone just wants to discuss things, which is to be expected here. Carry on guys...

Leme get a spot in your company and I'd totally rent from you Garth. It'd be like when Jay-Z takes sips of his own vodka -- except not really.

i didn't think there were hoa fees on long and winding, but I could be very wrong. We rented a bigger house there for 900/month (4 bedrooms, 2.5 bath) 3 years ago, AND it had a two car garage.

Just saying.

Yes, I pay the HOA fees for Trailwood Springs they are like $21 a month and I am sure there are some houses that are cheaper and I know there are some that are more expensive.

No spots available in my company now, although we do have 4 full time staff. Big change from past years.

Bttt, anyone interested?

^thanks, for the free bump. If anyone is seriously interested, make me an offer. I am open to a lower rental rate, I just need it rented.

^^ are belly rubs still just a quarter these days, or has the price gone up?

I am interested but my lease currently ends at the end of July (with all the other student housing). If this property isn't available, is there anything else that would be around that time?

I've got 2 other houses in Trailwood Springs that will be available August 1st and 1 house on the east side of Raleigh that will also be available on August 1st. The rent is $1200 and $1250 on the ones in Trailwood Springs. Let me know if you are interested and we can setup a time to let you see them.
