521 lenoir st. no need for me to try and show off what i think my house is worth because it does not reflect how much money I make. If i asked the bank for 370k they would laugh at me. I am trying to grow my neighborhood. It is rapidly going in a positive direction and if I sell I am going to build across the street.

and comps for a brand new single family home are hard to come by. really have to look at the potential. we have 24 (25 if i build) homes in the immediate area that are full blown renovations or new construction. some of you twwers may want to look at the renovations in rosengarten.^most asking prices don't happen [Edited on January 4, 2010 at 8:35 PM. you won't get that in that area. if you were up near 5 points then yes, but you're between the prison and the railroad tracks, not a 'bad' area but not a 'good' area either one plus you can walk to the amtrak from there! 250K-275K is what you are realistically looking at. 275-300 if you are lucky as hell.shit, someone could nab the 74k, gut it and sink 250k of rennovations and expansion into it and have a bigger nicer house for 25k+ LESSshit a recently rennovated much larger brick house with a 2 car garage on .5 acres on St. Mary's didn't even come close to it's 800k asking price (sat on the market for 9 months) and that's in a much much much more desirable area of town, bigger house, bigger yard.[Edited on January 5, 2010 at 2:22 PM.
