For those of you just graduating or in your early to late 20's, this place is perfect.
Right inside the beltline--great neighborhood.
Young enough to be interesting but mature enough to be quiet and private.
The pool in the summer is unbelievable.

of course that is all relative....it is just extremely convenient to so many things, while still being in a nice quiet environment.
1 min to the beltline
5 min to downtown
12 min to the airport
5 min to RBC

good location, nice home, but worth $195k?? ummm i dont think so.

its amazing what a zip code can do. u slap a 27610 zip on on that house and the price would be 140k at best.

only 1.5ba and no garage with limited parking - are the comps really that high or more like 10k+ less? was bought for 162k just 3 years ago on a place that's 40 years old - i highly doubt that neighborhood has seen those kind of gains in price but maybe i guess

there has been considerable appreciation in the neighborhood. The development of the Lassiter and the overall reputation of the neighborhood has being a sweet place to live, have all added to the value. Add on the fact that my specific unit is the absolute pick of the litter, and you get a $195 asking price. My place is tucked away in a court and I have the end unit. Once you pull in the parking lot for my row, you have no idea the beltline and six forks are hundreds of yards away. I had no idea about the fact that these places even existed and I grew up in Raleigh.

This neighborhood must be seen in person. When we bought this place, it was by word of mouth, we were the first ones to see it and we made an offer immediately. The demand was such that the only way to get one was to know someone who was selling one--they NEVER got listed. Now, obviously, thankd to the economy, times have changed, so more effort is involved finding a buyer. Also, if you look at the ones that are listed, they are all on Browning, which is a considerably busy street surrounded by businesses. Mine is tucked away in a whole different world. Once again, you have to see this neigborhood to understand.

As far as the asking price, believe it or not, despite my earlier postings, i was actually smart enough to try to ask for a higher price than I actually thought I would get for it, therefore giving me some room to manuever. Take away the fees associated with listing and buyer's agents and I figure a deal could be easily struck that will make both parties walk away very happy.

I would invite anyone to come and see what its like over here and check the place out. I am closing on a house 2/2 and the closing is not contingent on the sale of this place but I am certainly motivated to make it happen.

i'd still say that the price of the house is way too high. I understand pricing it higher than you expect to get, but one must remain reasonable. In the current state of things I'm going to say you'll get 174900 - 179900 for it.

Please post once its sold, and if not we'll just look it up online.

actually i take that back, you'll get around 185 - 190. I assumed the square footage was smaller than it was.

you price houses according to the value other houses around yours are going for... cost of per square footage...

not what you think its worth, and im willing to bet that houses around yours are going for much less ( correct me if im wrong ).

That is nothing for HOA dues. Both of my houses are in neighborhoods that are more than 250. My brothers are 1500 a year.

That is a horrible strategy in todays market. The best thing to do is price as competitively as possible, take your money, then beat the hell out of whoever you buy your next place from.
You have a good advantage on the buyer side right now but if you are listing its gonna be competitive.

Unfortunately the older townhome communities a lot of time have higher dues than newer ones because more maintenance has to be done (new roofs, painting, etc...)

It is amazing what not living in a suburban ghetto can do for a home's value, isn't it.

Then $195k is probably a good starting point. If it doesn't sell in 30 days they'll probably drop it to $190k. It wouldn't be offensive for a buyer to offer $175k-$180k on a $190k house.

I can't speak for this particular neighborhood, but the surrounding neighborhoods have been some of the best growth in Raleigh. It's right in the middle between Hayes Barton and North Hills. Hayes Barton has always done well, but in recent years it has been the place to buy if you want to spend $600k on a house just to tear it down and build a McMansion on the lot. North Hills has done very well as a result of cleaning up the mall area and putting in some nice stores. If I remember correctly that little strip on that side of Six Forks is more industrial than residential, but I'm not 100% sure.

But alas, I'd never pay that much for a townhome anyway when I could be in a house for the same price and use the $200/month homeowners dues for maintenance/repairs/upgrades. Either way, someone will buy it eventually. Just gotta find the right price at the right time.

well yeah, thats my idea too. but there are people who like living in condos/townhomes, and theres always location, location, location and North Hills is very desirable. appreciation around there has been through the roof over the last few years...it's been at least 10% in the neighborhoods I was looking in, and most of them were farther up Six Forks not right by North Hills.
