I am trying to find a good realty company to go through. Looking for south VA or north NC (and outer banks)There are just so many out there...and it seems they all cater to houses in high population areas.We are trying to find somewhere it isn't too crowded...any help is appreciated.

northern outer banks- pretty low population once you get up near corolla. Realty companies for rentals are about the same IMO. I'd find the area you want and then find a company that services the area

Whomever your rent from, make sure you lie to them. You'll be renting the house for yourself and your elderly family. If they find out that you're renting the house for you and your random assortment of friends in their 20s, they either won't rent to you or they'll charge you $texas.

I like Ocean Isle Beach. I get the fewest complaints about these guys out of all of the companies out here. I'm in the houses every day and talking to the families, and Carolina Designs customer service after check-in isn't always the best. Sun Realty is, IMO, too big for itself, but has a HUGE range of houses covering the whole Outer Banks.When are you wanting to vacation?

Another vote for Holden Beach. Stayed there this summer with a group of 12 or so of my 20 year old friends and had no problems. Quiet and not crowded.

in terms of actually renting it? likely to have a higher security deposit and you may want to look into some extra insurance as a just in case thing if you're planning for a lot of people to be there. a couple hundred bucks can go a long way to making sure you're not out a lot down the road.

Yeah actually renting one. I already know they want you to pay $1000 event fee and all that jazz. Just wondering if anyone has done it before and was satisfied with the experience.

from my experience it really comes down to which company you're going with. Some will provide a little more help with stuff and others just charge extra due to the usual higher level of cleaning they have to do and the extra wear and tear on the house. It is gnerally a good idea to have friends/family help pick up after the event because i hear the horror stories about houses being left a complete mess after a party the night before checkout and you can't expect two people to clean 5000+ sqft homes in 2 hrs, plus the usual crap left outside around the pool and on the decks.

whtmike2k, my girlfriend's family totally rents the house next to that every summer. It's fucking ballin', I get to stay there 2 weeks for free and eat Italian and Japanese food the whole time--AND I get paid for doing dishes. Who the hell pays 600 dollars to do dishes, recycling, trash, and minor chores? JEWISH IN-LAWS.ALL of Emerald Isle is a fucking fantastic rental town. My girlfriend actually lives there, but in the local neighborhoods, not the rental neighborhoods. I live about 20 minutes away on the mainland. And OP, if you just want a small rental it's going to be hard. I recommend a bigger group. However, if you PM me, I can give you the name and number of my uncle, Chuck Ball. He's the former mayor of Kitty Hawk (near Nags Head, et cetera) and he rents houses in the area. Great folks, amazing carpenters. I stayed in one of their houses for Thanksgiving. It has a master bedroom and then two adjoining rooms, 1 1/2 bath, living room with a new TV, sun room, and kitchen/dining area, and a large screen-in porch too. Depending on your price you might be able to get the whole thing. If you're on a budget and can stand it, you might have to let one of the summer lifeguards live in one of the rooms.
