Is it a bi-level or just a single level upstairs?
6/2/2008 4:20:33 PM
what year was it built? Also do you know who the builder was?
6/2/2008 4:29:31 PM
Damn, I wish I had some money. That looks like a really nice place. What is the address? I actually have some good friends who are in the market, both NCSU grads, they will definitely be interested in checking it out. Thanks for looking out for the Wolfpack, best of luck with your sale.
6/2/2008 5:04:05 PM
have you had the house staged yet? or are you planning to? it might help you sell quicker. nice place though. one suggestion is that i would paint the bathroom a neutral color instead of that blue.
6/2/2008 5:12:37 PM
Thanks for the comments!! To answer your questions:-It is a single level upstairs. The two car garage/workshop is downstairs. I'm not kidding, it's huge.-It was built in 1995, and unfortunately, I do not know the builder.-You would be surprised how close a mortgage can be to your current rent payments, especially if you have someone to go in on the investment with you. I bought this house when I was 19 and in college. I only paid rent for 3 months and have owned since. -I would love to show it to anyone interested - even if you're not convinced you want to buy a house. I work 9-5ish, so either I show it to you on nights/weekends or my realtor can show you during the day.-I will send the address through PM to serious inquiries. Zillow.com thinks it's worth $190 though...
6/2/2008 5:15:39 PM
We are definitley working on staging it. It has been quite a process. Thank you for the suggestions. At least with paint, people usually see that as an easy, inexpensive fix. Hopefully the blue wont scare anyone off.
6/2/2008 5:18:00 PM
haha, i remember seeing this same house on TWW a couple of years ago.
6/2/2008 5:31:05 PM
^ that's what i was gonna saywhat's the deal with that
6/2/2008 8:23:56 PM
There's a long story, but in short, we didn't have to move like anticipated (Army stuff). We've owned it the whole time. The good part about it is that we've done a lot of renovations since then. You have good memories...
6/2/2008 8:29:48 PM
I looked at that house back in 04 or 05 which must have been just before you bought it.
6/2/2008 10:33:09 PM
sadly i am looking for a house and thats out of my price range atm
6/3/2008 7:07:24 AM
^we bought it feb '05 -- it looks completely different now, in a very good way.
6/3/2008 8:19:49 AM
It is a modular home sitting atop a full basement foundation. Good size lot too. I remember when it was for sale before you bought it. If this ain't a mans home I do not know what is. NO COVENANTS (can park boats/campers/RVs, no HOA approval required to build fences, pools, decks, sheds)NO HOA Dues NO Water Bill or City water restrictions (home has private well & septic)NO City Taxes (only county)And it has a basement with huge garage. If I could go back to 2005 knowing what I know now I would have bought this when I first saw it. ]
6/3/2008 9:45:47 AM
^a very nice one at that...
6/3/2008 9:55:21 AM
WAY TO PASS OFF A TRAILER AS A HOUSEseriously, this is a modular home. that is something you need to disclose.
6/3/2008 12:09:29 PM
I'm pretty sure the pictures disclose that.
6/3/2008 12:18:19 PM
are there wheels hanging down into the garage/basement?
6/3/2008 12:40:53 PM
Please send pictures of the place you live. I would love to see it. You are very misinformed on what you are talking about, so please do not comment here unless you have something positive to say. I did not post this for people to bash my house. I do not go into others' postings and insult whatever they are talking about, so I would greatly appreciate the same respect. In summary, I am selling something. If you do not want to buy it or you do not like it, keep it to yourself. If you are interested, please PM me. Thank you.

why dont you just post the address???? It'll be on the MLS listingPeople need the address so they can look it up on the wake gov site.LOCATION LOCATION, LOCATION!!!!!!GIVE IT UP
6/3/2008 9:21:51 PM
I'm pretty sure the majority of the homes on extreme make over home edition are modular home, its become a ever economical way to make homes, and many times are "straighter" than stick built iirc.
6/3/2008 10:00:42 PM
^^ I have it but I am not telling.
6/3/2008 11:25:18 PM

Whose idea was it to use tile on the bathroom counters?
6/4/2008 3:01:53 AM
This is a funny thread. Thank you to the people with nice comments. I will agree, Zillow.com is usually a bit over exaggerated, but it is priced pretty fairly right now. The location and acreage are big draws. If you aren't interested in looking at it to purchase, please do not comment here.
6/4/2008 9:39:07 AM
you should post the address so people can actually research the house unit.[Edited on June 4, 2008 at 12:22 PM. Reason : ]

It's already been said, but modular home does NOT equal mobile home. I know of several modular homes that you probably wouldn't know were not traditionally built if someone didn't tell you that. For example, if you're on/near campus, look at the house built on the corner of Vanderbilt and Pogue, directly across from the back parking area of the Hillsborough Wachovia. That's a modular, but you probably wouldn't guess it.
6/4/2008 2:31:02 PM
Looks pretty nice, good for a place to live i imaginenot sure b/c of the price that this would be a good investment if you are looking to rent this place out though. I'm familiar with the area you are talking about and am not sure it would bring enough to cover rent and estimated maintenance fees and still pull a profit.assuming 20% down and a typical mortgage rate (6.75) its' probably close to ~$1000/mo for a 30 year mortgage.I'm guessing rent will need to be at least 300-400 more than that to cover maintenance plus squeeze out a profit. Expect about 50% of all money in to go back into the house.maybe it'll work, idk.
6/4/2008 2:53:58 PM
^thank you. Maybe some folks will start to understand. Now...the answer to the question that you've been wondering...the address, MLS, etc.the address is 204 Irelan Dr, Raleigh, 27606MLS ID# 1602793Search away...but again, please only post if you are legitimately interested in the house. PM is best.
6/4/2008 3:26:50 PM
^ In all seriousness, I wish this place had been on the market back in December when I was closing on my current place. Nothing against the one I bought of course - I got a good deal - but this place looks pretty nice Good luck with the sale
6/4/2008 6:40:40 PM
Wow, I wish this had been available before I signed a lease 2 months ago
6/4/2008 7:26:31 PM
^ ditto. If I hadn't just signed the lease for another year, I could've put down a more than hefty down payment & would have loved to have a bigger garage. Good luck with your sale.
6/4/2008 9:13:54 PM
Thank you thank you and thank you. Hopefully it will be the right timing for someone

can you get into the garage from the inside of the house or do you have to walk outside? it would be a bummer if you have to walk outside to get into the garage.
6/5/2008 4:01:32 PM
Unfortunately, you have to walk outside. We haven't found it to be an issue at all, but we also don't park in the garage. We would have added a staircase but couldn't really find a logical place for it.
6/5/2008 10:51:34 PM
I understand that, not trying to bash you or anything. its really a nice spot! i would love to convert the garage to my bedroom and let the kids have the upstairs to themselves!

^^you expecting a commission when/if this house sells??? If it's such a perfect "MANS HOME" and you are a MAN, plunk your money down.[Edited on June 6, 2008 at 11:38 AM. Reason : ]
6/6/2008 11:38:18 AM
If I had the money I would buy it, or something comparable. The banks are not too fond of lending to us "self employed" people right now unless we have a substantial down payment.
6/6/2008 12:27:06 PM
Nice house and killer location. And don't worry about the folks moaning about modulars. All houses come in on trucks in pieces, just for a modular there are fewer pieces. Same thing either way, and if anything, the modulars may be of slightly more robust construction in some ways because the major walls/structural members are built on precision machines at a shop where everything is perfetly angled and fastened.
6/6/2008 2:34:43 PM
my mom's modular cost 140k. they ain't pieces of shit like one might think. with her driveway, yard and location, her spot could easily sell for 170k.
