I wouldn't stop unless I saw some other actual cars around.The visibility there is pretty good, so there's no need to completely stop, when you can obviously see the way is clear.

I just looked at the satellite image on google and it's absolutely retarded. Basically some new condos went up and tapped through instead of putting a second entrance on Village Park to ease congestion.Also I know where it is now, so I'm going to go do some donuts and hope that I end up on youtube.

As a land surveyor I see things like this all the time. People, when considering buying a home request a copy of the survey. Then go the Register of Deeds and look up the subdivision map.Here is the one in question http://rodweb01.co.wake.nc.us/books/genext/genextimages.asp?docid=106219278See how that piece belongs to a Tract 3 and is not divided... I'm just trying to make everyone aware that these maps exist. Your real estate agent well not point theses things out. Your builder may well be an idiot. But you my "typical buyer" friend can do a little research on the largest purchase of your life and save a few headaches. I always tell folks to hire a surveyor before they buy and to talk to them about the surrounding property and what may happen in the future.I can't tell you how many times I've heard "my builder said my property line was way over there" or "the agent said that piece of land would never be developed and now there's a bloody road through my backyard"I hate it for the guy though that does really suck

These are the kinds of situations they teach you about when you go to get your Real Estate license. I bet at least a half dozen people could be sued as a result of it. It is not necessarily anyones fault in the event they had no idea, and this is truly a change that came after the street was built out. But like someone posted above its weird how no homes were ever built on those two lots at the end.]

You should check and see if the cul-de-sac was built to an adequate engineering class of road to accomodate the average daily trips of the apartment complex. Otherwise it will be tough to find anyone at fault other than the subdivision regulations if this was "by right" development, or obviously the governing body if a rezoning was needed. Was any sort of public notice ever posted or mailed out? For the record I think the spur road off of a cul-de-sac is one of the dumbest things in transportation planning, but it is allowable in many places.

There are other issues at play here. These videos are to show the 'effectiveness' of speedbumps that were installed Monday.People fly through this Cul-De-Sac, even with high visability and children playing.Many people did not know that the road was going to connect. I did. I told the council this. The issue is that it is unsafe also because of grading mistakes. The apt complex' final grade is higher then it is supposed to be, so it is very difficult to scrub speed. coming down as fast as people do into a court is dangerous even without children playing. Before the speedbumps people were close to going into my neighbors front yard on many occaisions.As to the fairness of the video, it does only show the people not stopping. It illustrates that even the ones that try to can't and the ones that do not try to, fly. The developer wants it closed or to put up a Gate, I'm all for that. The town wants connectivity and police/fire access. But the town does not want a breakaway gate and the builder does not want to pony up for an electronic access police/fire gate, claiming it is 45k.This is just a portion of it, but are some of the main points.I posted on Youtube because I do not have a website and the files were too big for some council members to open.Kind of on the fence about a mortgage bailout, too, haha.

If the City Council approved it there isn't much you can do. It may be stupid but it is legal.Your only option is going to be to work with police and fire to try to get them on board with making it emergency access only, and building some sort of solid gate with police/fire access (either breakaway or with a lock/key system they agree with) that the HOA would have to pay for. There may be people in the local transportatioin department (traffic calming section) that can help you out.If you just put up a normal gate with a chain or a cable people will cut it.

That is what we are doing. Police/Fire and the Town are all up for a solution involving a breakaway or electronic Gate. The Developer, Scott McCrary, who is also doing Olde Towne in SE Raleigh, is dragging his feet.We met on Aug 2nd with Scott, the Town guys, the Police and Fire Chiefs and he was all on board for an electronic access only gate for Police and Fire Emergency.The problem is he is a bit of a flake.I wish pudding would solve the option.

^The problem is you can't get anyone to pay for it. See if anyone (politicians, local media, whoever) can lean on the developer to get them to pay for it. Otherwise somebody, most likely your HOA will be forced to suck it up and pay the bill. The developer is under no legal obligation to pay for that, unless he is required to do some traffic calming measures to get off of bond (if it going to become a public street).
