so i'm looking for a roommate in my townhouse (i own)..

what kind of lease agreement do we need? i found a couple with a quick google search, but the wording implies that it would be for me leasing out the whole place to someone (not really a roommate situation)

also, what is reasonable for a security deposit and pet deposit? i assume ~1mo. rent for security deposit.

any thing else i need to cover?

haha, if you go with that one DON'T BUY IT!!! You can copy and paste the whole thing to Word.

You can use that one, if there are any discrepancies you can write them in at the bottom. If you have any other things you want to change/add/clarify, just write them in.
