Looking to spend under 130k. What areas would you recommend? What realtors did you use? Was it worth it?


So far Ive been looking at places at Lake park and University Oaks.


Are there any places where they're building townhouses for cheap near the ncsu area?

imho...i'd rent until you can spend $150k-$175k if you want to be really close to nc state. there aren't many places worth buying for $130k unless you want a fixer upper.

There are actually quite a few amazing houses inside the beltline for under 150K that are 1200+ sq feet. But I plan on buying one myself in a few months, so fuck if I'm going to spew the info here.

most of the houses close to ncsu for that price are much older than what i was looking to buy. i work too much to have a list of things to be repairing in a house when i get home. but everyone is different. if you find something you like, act fast...no matter what the market is doing or what anyone tells you...houses in good locations without major problems don't last long in this area.

As an investment or to live? I would say buying in Ivy Commons would be cheaper and a wiser investment for both.

In the NCSU area, Ivy Commons or Champion Court may be your best bet. 1200 sq. ft. 2BR's ~75k.

Both are a bit older, but are among the better NCSU area places (not that that says much) & are good for the price.

Camden Crossing near Intersection of Tryon RD & Lake Wheeler RD has townhouses at around 144,000 and they are brand new. Good size also for a townhouse (around 1800 sq feet).

3bedroom 2.5 bath

^^Not at Ivy Commons, no. Just 1 or 2 BR's. There are a few 3 BR's at Champion Court though. Don't know if any are for sale though.

Buying instead of renting in college is weird to me.

I mean, I know if you got loot and you plan to stay 2+ years, it makes sense to buy...

But personally, I wouldn't want to go through the trouble of having to sell shit.

After graduation, you want to bum around Europe while you work out grad schools and shit.

Buying a shitty, thrown together apartment in a college complex is fucking stupid.

None of the complexes mentioned so far in this thread has appreciated in value since being built, except maybe Camden Crossing.

If you want to buy an apartment, at least get a decent place in a good neighborhood. There are good apartments behind Broughton, between Wade Ave. and Peace St. There are some good townhomes just built or being built on and right off of Tryon.

All the houses I'm looking at have been completely renovated, from the plumbing to electrical. And amazingly, these houses do, because they are damn near impossible to get loans for.

and ^^ you don't sell it. After you graduate, if you move, the smart thing to do would be to turn it over to a management company to handle the renting. Just let it sit and appreciate for 10 years and then sell it.

yeah i wouldn't buy anything down near ncsu. college kids treat stuff like crap...hence all the neighborhoods down there. so rent unless you are willing to move to north raleigh or cary

is correct also

find a place geared towards young professionals. townes at umstead is a good example (also happens to be where i bought my place...big surprise). it's a really quiet neighborhood, great location off of glenwood near umstead park, and the reserve is a premium beazer community right below mine with most houses in the $600s. i also signed when they were running a 6% off the post-upgrade purchase price promotion. some people are suited for historic or renovated houses and they have more potential for appreciation if taken care of, but i wanted something new because i'm too darn picky...
