will include 3-5 30 story buildingswith the towers going up by crabtree this will be raleighs 3rd skyline (i mean it already has a few mid sizd buildings but this will make it denser) and the downtown skyline is also on the way up but thats a whole new storyraleighs boominghttp://northhillsraleigh.com/east/wp-content/images/NorthHillsEastmaster.jpghttp://www.raleighing.com/2006/09/council_approve_1.html[Edited on September 21, 2006 at 6:18 PM. 9/21/2006 5:54:10 PM
first of all, edit that fucking link right nowand second of all, Raleigh will not have anything that resembles a halfway decent skyline for the next 20 yearslet it go already
9/21/2006 6:02:51 PM
i really could not figure out the economics of a 30 story building at crabtree. I thought the reason sky scrappers were build was because the opportunity cost of buying additional land exceeded the cost of building upward.
9/21/2006 6:06:54 PM
because theyre trying to artificially densify the city
9/21/2006 6:08:06 PM
^ Most of the city council was opposed to the location. They wanted it downtown, but ultimately they decided it was better to have than to have not. The builders decided to put it there and I can guarantee they don't give a damn about "artificial densification."
9/21/2006 6:12:31 PM
ahaha even when raleigh is trying to build upward it still contributes to sprawl
9/21/2006 6:16:41 PM
raleigh is a large city with lots of land and sprawl. nothing wrong with that. 3 skylines is nice. raleigh:charlotte what la:newyorkdowntown is not the primary location its not the "center" of the city which is why you have sprawled skylines.land right on six forks/440/northhills area is expensive too so there is somewhat a need to build up[Edited on September 21, 2006 at 6:22 PM. 9/21/2006 6:20:31 PM
no, there is a lot wrong with that.

9/21/2006 7:07:12 PM
i cant figure out why they are building the biggest building in raleigh right in the flood plain of a crabtree creek which ALWAYS gets flooded
9/21/2006 8:02:17 PM
the lower levels will all be parking
9/21/2006 8:05:48 PM
every time raleigh gets flooded the first thing they go and video tape is the area EXACTLY where the biggest building in Raleigh is being builtsomebody fucked up[Edited on September 21, 2006 at 8:07 PM. Reason : ]

I've lived in Raleigh all my life, almost 20 years now, and seen this place grow and develop. I remember when 540 was not next to my house, when it was a field. When Six Forks from Celebration Station to where I live was forests as well. Raleigh needs the new high rises downtown because I sure as hell do not want more fucken development around my house. Within the past 3 years, I have had neighborhoods sprouting up around my neighborhood boasting housing starting over 750,000. I live in a 30 year old ranch house, my neighborhood is about as old as my house is, we do not need these new neighborhoods around us increasing the value, making my parents spend an increased amount of money. These new developments are tearing down forests, whats next, tearing down Blue Jay Point to build a fucken Super Target. Build the high rises, condense the construction so we can still have trees and fields to play in, and to allow future generations to play in.

forests are ugly?
9/21/2006 9:48:07 PM
most of the wild forest in raleigh is overgrown with ugly weeds and thick vines. a pure forest isnt ugly. devlopers build pure forest when they clear cut wild forest. everybody wins
9/21/2006 9:50:27 PM
very ugly

^^,^and i didnt say natural forests. i said raleighs wild forests. in many places wild forests are pure forests liek i spoke of that you can actually walk through. most of raleighs wild is overgrown with thick garbage.raleigh is one of the greenest cities around. it actually lacks concrete and big buidlingshttp://images.google.com/imgres?imgurl=http://www.485group.com/sc4/sc3k/Raleigh_Skyline.jpg&imgrefurl=http://www.485group.com/sc4/sc3k/cities.php%3Fimage%3DRaleigh_Skyline&h=300&w=400&sz=51&hl=en&start=25&tbnid=3Y2l6JjPUzWwnM:&tbnh=93&tbnw=124&prev=/images%3Fq%3Draleigh%2Bskyline%26start%3D18%26ndsp%3D18%26svnum%3D10%26hl%3Den%26lr%3D%26client%3Dfirefox-a%26rls%3Dorg.mozilla:en-US:official%26sa%3DN

landscaped trees in an urban area with designated parks (what raleigh is)is much better than city city city then nothing outside the cityor,,,,urban area with no thickly landscaped canopy. raleigh is green baby greeeennthats all you need.[Edited on September 21, 2006 at 10:34 PM. Reason : raleigh is full of trees with designated forests=perfect.]

The kudzu and ivy make Raleigh trees look like shit... its everywhere.
9/21/2006 10:33:06 PM
somebody played a little too much fucking SimCity.
9/21/2006 10:34:21 PM
please tell me that you understand the difference between a forest and landscaped tress in an urban area
9/21/2006 10:34:30 PM
man now i miss simcitythis is a pretty unique idea though, especially with it not being in close proximity to downtown - nearly all of the high-rise condo boom is taking place downtown in charlotte

I'm sorry if my post confused some people that are ignorant to the fact that Raleigh actually has beautiful forests and fields. Yes, we are down at NC State, where shit is managed by the City, and alot of people put onto keeping the natural areas nice looking are in it to keep about the poverty line. I'm from Raleigh, but North Raleigh, where you will go and see acres and acres of trees. We have a 2 acre lot in North Raleigh, that is covered by probably 1.5 acres of trees and natural areas. If you are to tell me that is not beautiful, then you have a fucked up sense of what beauty really is. Capitalists in the past have not seen nature and forests for a beautiful place and an ecosystem sustaining different creatures. Take for example the 1800s and the early 1900s where people just cut down fields all over the United States and left the US with minimul forest lands until Roosevelt helped fix the problem. My point is, see the forests for what they are, they are great places where creatures make their homes in. How would you feel if something bigger than you came to your home town and bulldozed your house, just to put in some corporate store where they cared less about the people and the areas that were affected by this business and cared only about increasing their profits so they could buy another Aston Martin. By the way, I am a very harsh Republican so don't go off on telling me I'm a tree hugging son of a bitch, I'm just trying to look out for the future of the countryside and generations to come.

By objecting to the ability for someone to build an area to house a hundred people on a land that would usually hold just a couple of families inside the belt line is just stupid for our land management. Yes, it may not be attractive to perspective clients, but all you would have to do is drive them 10-15 minutes away from the high rises to places such as Blue Jay Point and other preserves and national areas just outside of the city limits to make them realize that we have both a great, urban area as well as a great rural areas in reach. These skyscrapers will sure make people rich, but by letting them expand into the rural areas surround Raleigh it will detract one of the great beauties that is Raleigh itself, the combination of rural and urban life.

I literally live equidistant from North Hills and Crabtree Valley Malls. They are just a few miles from my house, but I doubt I'd be able to see them from here. It will be interesting to see which one of these will become the center of Raleigh's new "MIDTOWN".
9/22/2006 8:24:22 PM
Oh yeh and the reason they wanted the Tower/Hotel at Crabtree was because many thought it was odd we had a state of the art sports venue w/o a decent hotel near it to attract major events. By putting the hotel at the corner of edwards mill and glenwood the rbc center would be less than 5 miles away (straight down edwards mill).

you couldn't build a whole city that way in simcity 3000. you'd never get enough income from such a sparse tax base to build that freeway.

^yeh notice north hills and crabtree are just north of the beltline. Put your fingers in btw them and go straight north. I am right by the northern tip of shelly lake park. If i lived a little closer i would definitely be in the moolah.
