I'm graduating in May and getting looking for a house in kill devil hills or kitty hawk for the next year. The best deal i've found so far is a duplex in KDH with all utilities included. The owner lives in the upper half when he vacations at the beach (one weekend a month)

The problem is that he seems VERY anal and must have had problems with bad tenants before. HE SAYS THAT ANY OVERNIGHT GUESTS MUST BE APPROVED BY HIM!! my question is: is this legal??

theoretically yes.

Its the same idea univeristy housing uses as well. He just wants to prevent you from having an outrageous party I'm guessing.

rent out here sucks. I can't find a place that is half decent, and we are trying to hire a few students for the summer at work and they can't find something that is suitable either.

my parents just put a house on the rental market in colington, they don't want me in it.

I think 1200. it is a 3bed, 2 bath, we just remodelled the kitchen and bathrooms, new carpet in the living room, hall, and 1 bedroom. only utility included would be water though.

I've been out here for the last year and I've been living in a ROOM...its absolutely driven me crazy bonkers.

I just found a place at Sandpiper Cay (in Kitty Hawk) and I'll be moving in this weekend (I CAN'T WAIT)...I talked the guy down to 825 but it doesn't include uts. Basically you are either going to have to find a roomie (so you can afford a house) or if you value your privacy you'll just have to deal with paying outrageous amounts of money to live on your own. My place, plus uts, will be more then half my paycheck. You can try the 1/2 house deal, but if you have bad feelings about your landlord, I would strongly suggest against it...Nothing is more miserable then coming home and having to deal with a difficult landlord.

Also, on the roomie thing...its VERY hard to find mature roomies out here that aren't dopers or alcoholics. Now if you don't mind that sort of thing, then you'll have a ton of options, but I've only found 2 potential roomies over the last year (TWO!), and both of them backed out on me b/c they couldn't afford to pay half the rent.

On a different note, looks like you'll have myself and stowaway out here if you ever need anything.

I moved into a house with that provision on my lease. I live with the landlord's son and he basically said that was put in there to prevent me from having a girlfriend or a friend shack up in the house for a long period of time. I've had several overnight guests, and it's no big deal. First thing that went through my head when reading the lease was the same as yours....this person is anal.

In reality, it's just someone who knows their landlord tenant law and is trying to prevent certain things from happening (or they could really be anal).

and there are good landlords and bad landlords....its a chance you have to take and sometimes you won't know until after you've been there for a while. thankfully my current lease was month-to-month (however I STILL ended up being here for a year)...it gave me a lot of flexibility, HAD I found a place earlier in the year. Unfortunately most places out here are not month-to-month...good luck

^lol that excuse works for me

I have a 2BR 1.5 bath townhouse between the highways in KDH. I will have to see if the current tenant is staying after his lease runs out. The rent would be $1000 a month, as that is what the current tenant is paying.

I've been out here since June, and it is a bitch to find affordable places to live. I'm the rental manager for my company's KDH & North Nags Head rental division. If you want, I'll see what my long term rental people have.

family beach portraits. crazy hours in the summer, crazy amounts of paperwork in the fall and early winter. Late January through mid April pretty much are dead.

Ha, if you want cheap go no further than Pelican Shores. Oceanfront and about 500 college kids there each night, its a freaking dump. I make a conscious effort to go there every july 4th.

I'm working at a golf course and i think i got a waiter job lined up at the restraunt I bussed for last year.

do not, DO NOT live at pelican shores. it IS a dump! its fun to go there for the night or something, and yeah the 12 keg 4th of july party is great (except the undercover ALE)
but do you really want to spend the summer in a hut with 12 other people in 98 degree humidity with no AC?
dont do it.

just bring a tent and camp out or something, cost of living/renting down here is ridiculous.

UPDATE! we decided that we didn't want to deal with that crazy landlord and this weekend I looked at a 3 bed, 2 bath house in kitty hawk with a HUGE beatiful yard right on a canal that goes to the sound

1000. including utilities
there is one person ahead of me, but hopefully they won't want it!
